Browse Forums General Discussion 1 Oct 08, 2015 6:59 pm Does a house have to be centred on a block? I'm just looking at first design for a project home on our block and I think it would be better pushed to one side as we've got so much wasted space down both sides of the house. Anyone have views/ideas? Do you think local councils have rules to make you centre the house on the block? (haven't looked up that yet..) Thanks. Re: Position of house on block 2Oct 08, 2015 8:31 pm No. The only reason people would centre a house on a block is if they're up against the setback limits on both sides. Normally you are better to go right to the minimum setback on one side, and have as much room in one space on the other side. The general approach is to have a house that fills the full available width at the front, with just the setback on each side, and then the house steps back narrower on one side behind the garage, leaving a yard area on one side of the house. Sometimes you can organise a door on the back of the garage so you can drive through to the back yard. Re: Position of house on block 4Oct 08, 2015 11:16 pm Thanks, that's good info. I think the problem is that we added storage to the side of the garage leaving 4 metres down the side of the house (the south facing side). After reading the above I think we'll have to scrap the storage. Thank you!!! Re: Position of house on block 5Oct 09, 2015 6:41 am Building the garage on the boundary is mostly allowed. You will get good side yard on one side. If you check my blog I've made use of my side yard as much as I can my thread viewtopic.php?t=79845 Re: Position of house on block 6Oct 09, 2015 10:52 am We have moved our house right to the side of our block as far as allowed - which for us is 2m. This way we have a large side yard for the kids to play as the house goes to 3m from the back boundary not leaving us much of a backyard. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 6 11152 Yes it had a house on it. But Melbourne water only wanted something the original size of the existing house. We managed to fit a 45sq house on. 10 33668 4 4499 |
