Browse Forums General Discussion 1 Oct 04, 2015 3:03 pm Hello, first post in this forum though I've been checking it out for a while. So my wife and I are starting to get some ideas about pricing for building a new house. We have a max budget of 300k for the house only... So after checking out Kellyville for the third time, we think that the Metricon Preston 25 suits our budget and is nice. Obviously the house on display has like 100k in extras but we are wondering with what we can get away with. Now the basic price is 220k, they also have a 'promotion' which is $6500 that includes a lot of the things we'd want (stone bench tops, better selection of tiles etc). So what else are we pretty much required to pay out and how much are we roughly looking at? I know everyone is different but just a general number? Basix... Driveway... More for electrical... Anything else.... An extra 50k over the the base price...70k more? Any help would be appreciated. Re: Metricon basic, how much more? 2Oct 04, 2015 9:38 pm It depends like anything. I found that when you had big ticket items like ducted air con/vacuum you can be adding 15k right there. Sarking maybe 3k? Flooring 10-13k Upgrades (things like niches, doors, paint) maybe 10-15k Then you have fencing, turf, outside stuff, covenant requirements. Our base price was 187 + 15k in site fees. Our final price was 270k so we spent 70 on 'stuff'. Hope that helps! Building a modified Simonds Palisade in Brentwood Forest. Do you get a reasonable idea of costs when you have a sit down appointment with Metricon? Do they 'fix' the price once you've selected what you want? Re: Metricon basic, how much more? 4Oct 05, 2015 7:11 am We're building with Simonds now but when we started the Metricon process we had to go through a few tenders and even then it seemed prices were confirmed at contract, that being said if you visit studio m they have rough prices there. Dont forget to take that into account. Re: Metricon basic, how much more? 6Oct 05, 2015 5:16 pm Thanks for the general advice, really appreciate it I've heard that $1000 per m2 would get you an incredibly basic house. $1200 per m2 would get you a more liveable home. This is an extremely basic metric but it would put us just under our 300k range. Re: Metricon basic, how much more? 7Oct 05, 2015 5:26 pm $1200 a Sqm is a good figure for bank valuation too Building a modified Simonds Palisade in Brentwood Forest.
