I was a first home buyer like yourself. I am almost in it. But i can say it has not been such a good experience. In all honesty i built with a company called Colex Homes, thinking because they are a small company compared to your major names like Simons and porter davis and metracon, that they would have a higher building standard to keep customers happy and to spread news that they are good builders. I can say i was totally wrong. Instead of getting what i asked for i have recieved somthing totally different. 1. The brick work looks like it was done by a pack of 12 year olds 2. They destroyed one of the side fences with cement 3. The paint job on the inside is nothing but shocking 4. The customer service skills of Colex homes are those of a monkey I will name no names on here. But yeah in my experience, i have found that a smaller company was actually worse than your big names. Things to look out for. When you get your contract read the whole thing, its very daunting for first home buyers you dont know what to look for, get someone to look at it for you. ALWAYS get a solicitor in the housing field to read your contract. To be on the safe side. And learn from a few of my mistakes. Never pay your progress claims unless you KNOW the stage is completed, ask for a inspection before each stage that you can walk through and make sure things are done properly. I had not done this, Colex Homes had invoiced me before every stage was completed, and thinking that everything would be ok i paid for every stage. Which was never completed in the first place. Stand your ground, builders will try and bully money out of you, take photo's of your house every weekend to make sure you have evidence, time stamp them. In case things go sour you can always be prepared for court. Theres allot more than that. but yeah thats all i can think of at this stage. At the moment i am fighting a uphill battle for colex to fix there mistakes. But its not all bad, some of the house was done very well, like the tiles, the kitchen and the plaster work, the house is level. In my opinion stick with your big names, you have a better chance of getting some good builders to do your house. We are about to sign with them so does anybody have any info or reviews before we take the plunge? Re: Anyone heard of Abey Homes? 4Dec 07, 2008 1:29 pm Hi, re Abey Homes...only just found this forum as I am lloking for other feedback on Abey homes. We built with them 07/08 and the build took months longer than it should have despite no bad weather. Also nw we are having lots and lots of trouble getting them to repair damage caused by water leak approx June this year. It is to the extend that the garage ceiling is falling in and the double roller door is damaged. Also have issues with the architraves and front door (minor). They keep apologising for the delays and telling me they will get onto it in the next week, however, still waiting (they are so busy is the excuse)....proceed with caution.....I will post a further updates as they happen. Re: Anyone heard of Abey Homes? 6Dec 10, 2008 9:28 am l had never heard of them till l went and saw our land many months ago, since found out all the houses in the stage we back onto are built by them and rented out (assuming someone has invested with them to do that!). They have just started building another one on this same street and its going up fast! The ones that are already built look really nice from the outside. Im assuming perhaps they work for investors thats why there isnt much known?? If i remember correctly the owners of this company are two brothers which one or both are accountant or business people, to some extent. (not the PD and met are any better) the person who holds the licence may never see the house. If it is the right company i am thinking of they are aimed at the entry level market, much the same way as PD lifestyle and Metrion M1. If i was going to sign up I would just go to a house they are working on. and check it out. If you are after a good builder in Melbourn Try CDC homes I have had some of there trades people work on my house and they have so far done a good job, but they are always very busy to work on my house. ahhh Re: Anyone heard of Abey Homes? 8Dec 10, 2008 10:49 am They are building the house next door and it seems to be built well and has been going up fast enough. I havn't gone inside but I have seen alot of their displays which seem to be the same build quality as all the entry level bulders.
We signed with them (IQ Living) the other day and so far the process has gone smoothly. They are prompt with getting all paperwork out and the lady at colour selection was fantastic. The customer service has been great. Lets just see how well they build houses! Update 9Dec 10, 2008 8:35 pm Abey homes have finally made a move to fix the problems with out investment property in Tarneit (see previous post). The house itself is built well (we paid an independant firm to carry out progress inspections as we went to make sure), it was a leak in the garage that cause most of the damage I mentioned in the earlier post. We have now progressed and have recived a call from a contracterwho states he has been asked to repair the damage on Friday (will keep you posted). He did not mention the other problems - the front door (frame not attached securely and it moves approx 1cm all round which has damaged the door finish) or the architraves (gaps in most rooms from settling) so will have to wait and see about them. It has taken since July to get this far and all issues are covered under the insurance. The garage leak has damaged the ceiling and it now hits the roller door which is also damaged. After sales service is not high on their list. Their communication is basically non existent unless they are after a progress payment, but all said the house is structurally sound and has quality finishes including security, stainless steel appliances, aircon, heating, timber blinds etc.....a little above entry level. I am almost at lock-up stage. I have gone out to inspect the frame etc. And have noticed a few things that I didn't like or was not sure if they pass building regulations. So I requested to meet with the Building Supervisor who was very rude and thought I was having a go at him for pointing a few things out. Anyway it wasn't a pleasent meeting so I have decided to get an independent inspector to go through the home. They are building the house very fast. We will see what happens. We have site start tomorrow after doing all the paperwork well before christmas. I hope it all goes smoothly, im expecting a few hiccups so lets see how we go! The slab was down in a few days after starting. I had the independent inspector take a look at the frame and brick work, all is ok apart from a couple of things. But it was good to get someone else to take a look at it after the stressful meeting with the building supervisor. Then is rained lots so I'm not expecting much from today. How long roughly does it take to get a finished slab from site start? or is that a how long is a piece of string question? Yesterday my fiance and I went to visit some displays at Tarneit and came across IQ - we had both never heard of it but wanted to check it out. i was very impressed with the inclusions i.e. stone benchtops etc. and the consultant Joanne was wonderful to chat with, she was suffering from a sore throat but was very very helpful and gave us a pricelist, floorplans and sent us on our way without badgering us for contact details. at this stage we are only investigating but i would like some more info on the company as they do not have tesitmonials published on their website. could anyone help on things such as redesign fees (if any) to change floor plans, upgrades etc. i'd love to hear anyone's feedback good or bad thanks in advance Gab Re: Anyone heard of Abey Homes? 20May 18, 2009 8:03 am IQ Living are very accommodating but the house will be built by Abey homes, all IQ's work is done by them. They are very fast, there have been some hiccups along the way but nothing worse than any other builder. They are always happy to fix a mistake and waste no time in doing so. Very speedy builder. Build quality has been acceptable thus far. We are currently at fixing stage. Wish you all the best. Once you signed the contract, they will find millions excuses to charge you. And have seen their sites unfinished for a long time. 4 24833 I haven’t. But have a Lowe Design home. Not only did I find Matt Lowe patronising and a bully, but the home is NOT TO CODE.
