Browse Forums General Discussion 1 Sep 13, 2015 2:32 am Hi all, Just wondering if its standard process to sign your original contract documentation (hia hbca lump sum building contract, contract quotation, contract plans/drawings, standard specs etc) and any disputed details or changes are done on new vAriation requests documents? Surely given i havent signed these original docs its smarter and easier to edit and reprint these and sign off on a clean set. Im going SMartHomes. Ive been told to signoff as no matter what this has to be done with variation requests to follow. I've gotten one extra step of asking for VR docs to be prepped and signed when we meet so i sign original docs and those before but there's one or two prices and items i still haveto update or hear back. Just wanted peace of mind as once i pass the original docs back wanted to know that these final changes to be done it is normal process to do VRs. Seems odd that you must sign all original contract docs than redo and reprint them for first initial signing?? Plus most builders from what I've heard charge a variation fee for every change after the contract is signed. Sounds like they are just trying to rush you into signing. Beware!!! Re: Building contract signing process 3Sep 14, 2015 4:20 pm The only variation fee i see mentioned is variations post-prestart. $500 a hit.. so yeah, I guess the point is to get all your contracts, draftings and changes done by prestart, finalise colours and choices at prestart and be done with it. They don't want you adding things in later past pre-start it seems. I signed the original docs that I did have last night... so just off to getting variations and drawings redone ... i asked and they require the original docs done and dusted anyway regardless of any variations (they don't update the original docs)... so you're forced to signoff anyway. I did get most changes written in to variations and signed that day... Re: Building contract signing process 5Sep 15, 2015 4:54 pm Most builders (in Vic anyway) will make any alterations to the contract/tender through variations. The main point to be aware of as mentioned above is that you are not rushed into signing then paying variation fees for changes due to the contract not being correct in the first place. I would strongly recommend you have your documents with ample time to read and go over them in detail. Your builder spending 3hrs going over the documentation with you is nowhere near enough time (our reviews take up to 18 hours including a detailed report).
