Browse Forums General Discussion 1 Sep 04, 2015 1:20 am My builder currently came back to me said that the site cost has gone up by 26,000 as they replace the infill slab with the bondek slab. what are the differences? are they really this costly? im not quite familiar with these 2 slab. They said my outdoor room is on the slope, so the engineers recommend this kind of slab. Anyone knows about this? Regards Re: What is bondek slab? 2Sep 04, 2015 9:43 am Hi chuminh (Taken from a previous post) I always recommend that on difficult blocks i.e. sloping, Clay soils, easements, extreme environments, etc That you always deal with the site works first. Why 1. Site works (above) always have an influence on the floor plan 2. Get your own contour & soil report up front..know what your are in for, you will need one sooner than later 3. Get advice from Engineers they are the experts not salesman , not draftsman nor builders, engineers certify your drawings. 3. Your site works quote will always vary, they will be cheaper before you sign PPAs (before you hand over any monies to the builder.) 4. Get 3 quotes and negotiate. Bondek costs $100/m2 + concrete+reo cant see any other high cost items although you need to provide more info. This is my first time build the house in Australia, so didn't to do the sitework first. I thought builder will handle everything for me. They designed the slab and footing, then my old house get demolished, then they did the 2nd soil test and changes the footings as they recommend for my land. So, I think I have to stick with the new design then. No time to change now. They also do the big strip footing at the back of the house I think its about 500x600 strip footing. Yes, it sounds like you are in deep (no pun intended) and committed Top reasons why the engineer says the change has to be made 1. the original design details were non compliant, inadequate, wrong materials,not sustainable, etc,etc (By the build stage the home-owner accepts the revised engineering and just pays the builders extra) 2. The builder advices the engineer that he wants to build the project a particular way. (this may not be the most efficient and effective way) 3. The home builder makes changes that have substantial bearing on the engineering. (Increase a wall height eg Fastwall-> Maxis, Increase a suspended slab eg 2c-> 3c slab...) The bottom line is clients trust engineers, it's ironic they don't seek advice from them initially.
