Our house was built with Allworth in late 2007, using Monier Horizon (concrete) roof tiles. We had some recent heavy rains, where I noticed we had some roof leaks. A number of them actually, around 4. A couple of them were bad and wet some of the gyprock in the ceiling. The garage was soaked in one spot. At the time, I got up in the roof space and temporarily stopped them, patched them however I could. I could see the leaks were coming from cracks in the tiles, or where nails through the tiles had created leaks. I called the roof tile company (Monier) and they sent someone down to look at the tiles yesterday while I was at work. He reckons around 40 (yes 40!) tiles need to be replaced as they are cracked. He said he doesn't know why they are cracked, probably trying to avoid any responsibility for them. He once again in an email said he doesn't know the cause. To me it sounds like they're trying to avoid all liability. But if that's the case, why are they offering to replace them for us. The issue is, the tiles have faded over time, and they can't colour match. They can give us a colour that's close. They'll remove 40 tiles from one area that's least visible, and use them to patch the various spots in the roof. They'll then be replaced with the slightly different colour ones. I know fading can't be helped. But I'm not sure about having a patch of 40 odd tiles in a different colour/shade. What do you think? Is this acceptable? Their tiles have a "50 year performance guarantee". We've had ours for 7 years. So I just wanted some advice as to what I should do. The bloke I've been speaking with has been helpful, and they were quick to get someone sent out. But I'm not sure about the colour issue. I don't want that, but what other options do I have? I doubt I can get it all re-tiled or painted. My father in law advised speaking with Fair Trading to see what they say. I'm not sure what to do Some photos: http://i.imgur.com/3GGWBOZ.jpg http://i.imgur.com/8hG6eQI.jpg http://i.imgur.com/vkZoNPm.jpg http://i.imgur.com/bvijVbD.jpg (he says those nails should be in the timber, not behind. Someone at some point has lifted those tiles and the nail hasn't relocated back into the timber, according to him) Re: Issue With Roof Tile Leaks - Opinions? 2Sep 02, 2015 7:16 pm Have you gone to your insurance company? The issue of the colour variation is one you will need to deal with. Maybe a repaint would be a good option. Monier's offer to replace them is a good one, as I dont believe after 7 years they would have any liability. Re: Issue With Roof Tile Leaks - Opinions? 3Sep 10, 2015 12:03 pm TBH it sounds like they are being completely reasonable. Tiles get cracked often when being installed. We decided against tiles at the last minute due to advice on hairline crack issues etc. Building with Fairmont NSW - Carmel 23 Emerald Hills NSW Build Contract signed 23/05 Re: Issue With Roof Tile Leaks - Opinions? 4Sep 10, 2015 5:53 pm Sounds like they are being pretty helpful so far. I would do what they say as unfortunate as it is. Had a quick look at the warranty document. http://www.monier.com.au/Uploads/Download/341/MonierAUSConcreteWarranty_Wording_011014.pdf There is water getting into the ceiling, I expected to find some holes in the corrugated roof but there weren't any so I suspect that the roof drip edge is letting water… 0 2447 thanks Chippy, i hope they have applied sealer but i am doubt to be honest, so i am gonna do this job after handover. 8 16222 |
