So, feel free to post the number of bedrooms your new house has/will have, would also help if you included the size of your block or house overall. And why did you make that choice, budget, lack of land space, number of kids? Also happy to hear about 5 bedroom houses.. but any more than that and your just being greedy Re: Did you build a 3 or 4 bedroom house and why? 2Jul 23, 2015 8:34 pm My last house on 1/4 acre had 5 bedrooms, my next one on 457 sq m block yet to be started has 3 but only one will be used. We are empty nesters with 4 grown up children. Now the spare rooms can have grandchildren staying in them once in a while. Have 2 of those and one on the way and that is all from just our oldest daughter.

The house is 35sqs We have 3 kids, currently our twins share a bedroom but I'm sure when they grow older they will want their own room. It leaves us with a small backyard but we have a large alfresco and bbq area which is all we need. Also have the convenience of a reserve across the road which is good for kids in future. We don't have kids, nor will we in future so we didn't need more than 3. Of the 3 rooms, one will be ours obviously, one will be set up as a gym room (or 'The Lady Cave' as I like to call it ) and one will be set up as a guest room. Our design originally had 3 bedrooms, 2 living areas and a study however the study is being turned into extra garage space (Man Cave for the hubby!) The important factor in choosing our house was something that could accommodate a bigger than double garage, a good sized kitchen / pantry and an alfresco area. We did consider re sale value but realistically this is going to be our 'forever' house (barring the unexpected like an interstate /overseas work transfer) so we went with what suits us for our lifestyle, rather than worrying about selling it in future. I'm thinking if I was tempted to go the 4 bdr option, I'd make it 3bdr and 2 living area (convert the 4th bedroom). I was a little concerned about not having a 4th bedroom for re-sale purposes but after speaking with a few real estate agents in our area they put my mind at ease stating that the trend is changing and more people are looking at smaller more affordable houses. I don't think a 4 bedroom with a single garage is a good idea though, can't see it suiting many people unless you are in an area with great public transport. We built a 2 storey, 3bedroom house because we wanted to maximise garden/put in a pool. We prefer outdoor living and open living space. Our brief to our builder when re-designing the plan was 'no dead space' it all has to be used, and not just a few times a year. Lower cost, lower energy bills and we have 2 living spaces plus a study for flexibility of guests. Fewer rooms is definitely the trend - apartments popping up everywhere around here. I'm on a very small block, only 294m2, I am very close to a train station so I figure 1 car garage will be fine for a 3bdr house, but I thought 4 might look silly. We could pay $1000 and apply for a relaxation but decided to keep it at the 199 so we can have a slightly bigger backyard. My husband was adamant he wanted 4 bedrooms for resale but I wanted only 3. We have compromised and have choosen 3 bedrooms with study. The main bedroom measures 3.8 x 3.5 and of the 2 spares one is 3.6 x 3 and the other 3 x 3. The study is 3.6 x 2.5. Having been through just about every display home on the sunshine coast I am happy with these measurements. It sounds like a lot of us think we need 4 bdr for resale, but most people only need/want 3 bdr and actually prefer a bigger living space or outdoor space, or would just rather 3 larger rooms than 4 small ones. We are a young couple with no plans of kids in the near future. We foresee maybe having one baby in this house then upsizing on a more rural family home so we wanted to make sure we had space for entertaining! If we went with the 4 bedroom it would of been a much smaller home and probably too cramped for a family with more than 2 kids anyway so a 3 bedder was much more promising with re sale Re: Did you build a 3 or 4 bedroom house and why? 14Jul 27, 2015 11:24 am We are building a single storey 4 bed, 2 living area, large kitchen, double garage on 695sqm. We will have a decent backyard area - I love spending time outdoors in nicer weather. Our first house only had a small kitchen and one living area, and it was squishy with only a few people visiting, so I knew I wanted a large open plan living area. I love big kitchens, and wanted one that was 'the heart' and joined to the main meals/living area so you could have ten plus people over, and still be comfortable. We wanted a large alfresco and I wanted four bedrooms so we could have our main, use one as a study, one as a guest room and have a 'spare' should my DH ever convince me to have a baby! We have a large 'man cave' that opens up onto the alfresco area so DH is happy too. This sort of surprises me, I thought everyone would want the max number of rooms [/quote I did a bit of research and thought there wouldn't be much difference in resale price then as I looked further back and studied it more found that 4 bedrooms really does make a difference in this area for resale. I thought builders just wanted you to build 4-bedders because it was more money in their pockets. I love that our plan doesn't specifically say 4 bedroom and the extra room is called a study (it has no wardrobe). With so many people working from home on the Sunshine Coast and the new hospitals only 10 minutes from where we are building it makes sense. I also got feedback from people I know and a couple mentioned how they would either love 'a room like that' as a craft or sewing room, I'm happy with our choice. Having said that I must admit the smaller bedrooms do niggle at me but then I think this is such a nation of outdoor living what do you really need a big bedroom for? But the cost of land = too much for me. At this rate I am looking at having 4.5mx10.5m.. was suppose to be 5.7m but my builder made a change to the plans at the last minute and the extra backyard disappeared into the front set back. But this will be a first home for a single person, and then a rental.. with plenty of parks and walking areas nearby, plus a train station. The next house will be in the middle of nowhere I hope.. with acres and acres (I'm hoping to win the lottery). Re: Did you build a 3 or 4 bedroom house and why? 18Jul 27, 2015 7:04 pm In1997 built 30 squares plus double garage and alfresco on a big block 1100 Sqms ,found ourselves with too much maintenance so yard or house had to go, so just finished building 35sqms plus ,good size alfresco, and front balcony over garage and big stone porch in front of house with double garage and 150 sqms of storage under house joining our garage, both homes with 4 bedrooms and studies,my thinking two boys and like a spare bedroom for visits by family,have almost no yard left ,just left with 4 small bedroom like nooks plus one metre at back and 1.4 metres on side of house,the new Aussie outside is alfresco living rooms. Did have 7 family members stay for a week at Christmas which was no problem. Trying to save for a pool to get rid of the last bit of lawn !!! We have 3 kids though, in age from 13 to 1 and currently they have their own rooms and want to keep it that way. We then have 3 living areas, so activity room which has the 2 older kids bedrooms off (and bathroom), family and dining area then a formal lounge. We also have a alfresco. Our block is 640m2 which where I am is small. However we don't do outside much, just BBQs, so yard isn't a big factor - we will have a 7mx20m space anyway that is flat for the younger one to play in and enough for what he will need. Then inside we all have our areas to zone out, the older 2 can hide away with their teenage friends in the activity part of the house and not have the younger one annoying them or watching movies/games they shouldn't at their age, while DH can lounge in the formal lounge watching TV and things he does while I can hang out in my open plan kitchen, family dining area. As the older ones move out (or get turfed out) our oppsie 3rd can move into their area of the house and we can slowly make a guest room out of the other bedroom etc. Also I love space and openess, so for me move space means less clutter look - I have been living with one living area for the last 8 years, but with the extra bedroom for a study and I would rather more living areas over the extra study/bedrooms anyday. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 That sucks!
