Currently the builder we are looking at doesn't include floor coverings, window treatments, air-conditioning, heating, dishwasher, paving. Extra cost to us will also be water tanks and a septic system as we are in a rural location. We've never built before and I thought I would be getting more for my money or am I being too naive? The build cost is huge and then I have to pay for all these things ontop??!?! Eeeeek! Re: How much over list price should I expect? 2Jul 20, 2015 8:55 pm Yeah it all adds up it depends on your taste. You could add 30k or100k plus its really hard to say without know what you want to add. I think we are about 40k on top of base price. Check out my thread i have included our Upgrades in there with prices. We have changed somethings so i need to update that post but it should give you an idea. Our tiles to wet areas and carpet to the rest were included although we are updating this too. Not sure on your septic or water tank though. You better start writing down your budget and start to look around for the costs you are missing. From what you listed, it will be huge. Septic system alone is a 10k+ exercise already, heating and cooling will probably be another 10k+, water tanks would probably add another 10k+, flooring will be determined by the size of your house and what you want for your floor. For a 150m2 house it can be a few thousands to 25k+. Since you are in rural location, you better check the cost for connecting to mains as well as that can skyrocket your costs quickly. So expect a cost of 100k+ on top to finish your house. Re: How much over list price should I expect? 4Jul 20, 2015 9:30 pm You can estimate certain items by their installed price per square meter. For example, spotted gum 150/m2, exposed agg 95/m2, etc. Depending on your choices it can really add up. Appliances depending on brand could be from several hundred to several thousand. Everything us subjective And you need to do your homework. Work out options of high medium And low so you can manage different levels if fittout. BUT.. that doesn't include fencing, landscaping, window coverings, dishwasher and a few other things like that. I have managed to include driveway and flooring in the cost of my build though. Re: How much over list price should I expect? 7Jul 21, 2015 7:30 pm There is no answer to this as it all depends on your wants/needs. Do you want a waterfall bench top? Do you want fencing included? Ducted air-con? Solar hot water? Turfing/landscaping? Driveway? Upgrades to kitchen appliances? Upgrades to lighting? Upgrades to bathrooms? Adding extra floor space? What floor coverings do you want? Plus many, many more possible upgrades. Pretty much everything can be upgraded. Hard to provide an estimate of cost as each builder will use different contractors with different pricing, plus builders will usually add a percentage to that price 20%+ as builder margin (that percentage will be in the contract). Make a list of what you really need, what you want and what you like but can do without, then send it off to the builder and get quotes. You can save money by doing things yourself after handover. I added 30k on my build, but could have done some things after handover. Whilst we are in love with the design we have chosen, we have been floored by how little we are being offered at the huge price they are expecting. We have already changed the plan and upgraded at a cost of $50K, now I will probably need to budget in another 40-50K for extras. Freaking out slightly...also this doesn't include any earthworks. Back to the drawing board and looking at different builders with equally good reputations who offer ALOT more in their standard specifications. I just went through the base price and all the upgrades and changes in selections etc and before i know it I am almost at double the base price. That is moved in and above display spec. I really hope it is retained within that budget but some of the items were thumb in the air. I made a list of what I wanted and then compromised where needed to reel it back. I tried to cut where it does not impact me, such as boundary fence. I was planning on modular panel fencing but opted for colour bond to save almost 30K. There are not many areas I compromised because i plan on not moving and want to enjoy the place. Make a list of high, med and low fit out and see what needs to move. Things that are slightly more expensive but makes sense to do when building should be selected over looking to change afterwards. e.g. double glazing is very economical if you switch out builder supplied items for double glazing. High end WC and basins very economical when switched out. Solid wood garage door, hmm not so economical. Velux electric roof windows also def not economical. I would consider higher ceilings and better wet area fitout very worthwhile. If you are having a double story more powerpoints and lights as they are easier to deal with. Lastly, budget of the unknown. meaning, build in some buffer as engineering and earthworks as well as storm water management were all eye watering eye openers for me. You better work out your budget first and doing a contour survey and soil test might not be a bad idea for you to know what you will be up to with earth works. Re: How much over list price should I expect? 11Jul 23, 2015 2:58 pm Major upgrade costs for me were: Electrical upgrades, including downlights, light fittings additional tv and phone points,data network points in most rooms, some USB charging powerpoints, ducted vacuum - came to about $17,000 Bamboo Flooring throughout $20,000 Bathroom upgrades such as tiling to the ceiling in all bathrooms - $5,000 AC upgrades additional zones, top of the range 19kW AC unit - $4,000 Kitchen upgrades - higher end appliances, glass splashback $4,000 On top of this there was Driveway about $9,000 landscaping $20,000 so far! It could technically finish the house, with the inside inclusions being to a very high standard. We're then going to allow approx another 80k (20% of the total cost) or so for landscaping and the unexpected. Would love a pool but that may have to wait.
