According to my subdivision plans, we have a 3m easement at the rear of my block. We also have a building envelope that ends 3m from the rear my block. From what I understand, a building envelope is the area that we are allowed to build in and the easement is water and sewerage pipe locations that we have to be a certain distance away from (usually 1m). My question is, why would my building envelope end directly on top of the easement if we have to be a certain distance away? thanks! The Building Envelope is an issue for the planning authority. You don't have to be a particular distance from the easement. I actually don't know how deep the pipes are so it is hard for me to determine the zone of influence. I do know that my builder has drawn plans that have my house situated 110mm away from the easement line. It concerns me a bit. Do you know where I would obtain the exact locations of the pipes below the easement line? Re: easement Vs building envelope help 5Jul 20, 2015 8:57 am If you are outside the easement the depth of the pipes won't matter ( as far as Sydney Water is concerned ). The easement width is generally so the water authority can access the pipe with men and machines. The fee from memory is about $300 but if you take your plans to a Reece Plumbing outlet they can look up your site of their database. If you are outside the easement or their ZOI then they should just stamp your plans as approved - no fee. Not sure your local council conditions but often you can maintain current setbacks by going through a DA as alterations and additions rather than a new build, hence the… 1 12533 Thanks for your reply!
