The planning phase has taken an excessive amount of time, in some cases 2-5 weeks for simple quotes/pricing queries. This has meant that we've been exchanging emails for over a year and still don't have a final variation sheet to sign-off, no starting date and no final plans. I have simply lost faith in Switch and do not want to move forward and build with them. I've paid $11k deposit and they are now seeking an additional $17k as "Balance of Deposit", but I still don't have final plans and do not want to pay this and would rather exit the contract based on the deteriorated relationship and lack of professionalism. Ideally, I'd like to get part of the $11k back, but am not sure how best to proceed or what I may be liable for should I pull out now. Can anyone assist or advise? If I need to go to a lawyer, is anyone able to recommend one in Perth that has experience in these cases? Building stages roughly are as follows the fees can vary,. based on perth WA 1. Preparation of Plans (PPA) Depo$it..usually 2%+ 2. Site report,energy report,Relevant Fees Blah,blah.. Builder requests additional charges 3. Colour Selection,Consultant, fees,Blah,Blah.. If Applicable Builder request additional charges 4. Engineering, Construction Drawings, Detailed WDs ie Electrical, Cabinets, Kitchs, Building Fees,Finance charges,Contract charges Builder requests additional charges 5. Contract signing .. Plus price increases for delays, 10% 1st progess payment Depending on what stage you are at you will definitely be paying whats highlighted in RED above Did the Salesman/builder give you an indication of charges? Cause you are about to embark on a journey of building your dream home I assume, you want to be comfortable and you want the process to be comfortable… Don't make a decision that you will regret the rest of your life…..
