Browse Forums General Discussion 1 May 15, 2015 1:52 pm Hi everyone, I'm hoping someone out there could help. I just recently put a deposit on a house & land package and we are now at the tender stage. I original got quoted $3800 to add 2.7m high ceilings to our new house build but now they've come back and said that it's going to cost $4500. Their reasoning was that they need to increase the depth of footings and piering and that havent been accounted for. I believe this quote is quite high as our house is a single story and only 18 squares. Any advice would be greatly appreciated. Thanks! Re: Am i being overcharged for higher ceilings? 2May 16, 2015 10:48 am Unfortunately, some builders charge without justifying costs. IMO,It is just convient to blame engineering and hopefully get away with it, Most people dont even think about the engineering consequences until its too late... your options are try to negotiate a fairer price or pull out..Goodluck Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Am i being overcharged for higher ceilings? 3May 16, 2015 4:00 pm I remember reading on this forum a while back that going from 2400 to 2700mm high ceilings added another $5k to the average house. It might have been a comment from forum member Bashworth??? Edit: Found it --> http://www.anewhouse.com.au/2012/01/room-height/ A bit more than I remembered... Stewie Re: Am i being overcharged for higher ceilings? 5May 16, 2015 7:20 pm This item has been covered in a previous thread but if your house is brick veneer and the ceiling height is increased from 2400 to 2700 it may mean that steel lintels will be required over windows and additional brickwork installed over the windows/sliding doors when previously there may have been no brickwork. This change will add significantly to the cost. In addition this change could alter the foundations from fully articulate with an increase the stiffness of the foundations. Re: Am i being overcharged for higher ceilings? 6May 16, 2015 8:28 pm I would have said that sounds fair. I think there are a lot of unrealised costs. For starters the extra bricks and labour alone would be half of that. Then there is the extra length on the studs, bigger plaster sheets. Then don't also forget some trades get an increase on their m2 rates for the slower and more inconvenience. some tasks on a 2400 ceiling don't need ladders where as a 2700 certainly does Re: Am i being overcharged for higher ceilings? 8May 17, 2015 12:58 pm I think $4500 is reasonable.
