Does the subdivision have to be completely ready before the plan registration can be lodged? Does anyone know how long this takes in QLD? Our finance was approved 3 months ago and as it hasn't been drawn down in that time we will have to reapply. Just what we needed at this crucial time but work dried up where my husband had a permanent job and although he has had no trouble finding another its only casual permanent. Our mortgage broker has said this could be a real problem (even though he still has his permanent job should work pick up there again) and people have been permanent casual at the new workplace for over 10 years. We need to accumulate as many payslips as possible to stand any chance of having our loan reapproved so having some knowledge of how long these procedures take would go a long way to relieving the stress which is consuming us both. If we are turned down we lose the land and $21,000 deposit and could be hit with some whopping fees. I can assure you that yes.. you need the subdivision done and registered before you can have your plan registration lodged. Also, it will take a bit of time before the planning registration is done. That really depends on individual council or shire and how well you have prepared your planning. The current update letter from the developers states 'that plan registration' will take place as planned. I take this to mean this is something they, not us have to submit to council before any of the puchasers have to pay the remainder. I sent them an email asking about the process but its quite hard to understand. Surprisingly theres not a lot on the internet about this procedure but what I can glean is once the physical work is done they then have to submit this plan registration to prove what they have done is what their permit was issued to do. You are referring to the plan for your house or plan for the subdivision? If plan for subdivision, that should have been done already and now just waiting for the developer to finish with the requirements to finish the subdivision so that the subdivided block can be titled. If what you mean by planning is for your house, then no.. you still have a long way to go as you will need to wait until your block is titled. From what I understand (anyone correct me if I am wrong or there are difference for each state), the owner of the block will first need to obtain the planning permit to start working on the subdivision which involves quite a bit of paper work mainly. The next stage is actually carry out the requirements for subdivision as stated in the plan (drainage, road, etc..). Finally is to obtain the titles for the separated blocks. I believe this is what you are waiting for. If you can, go and take a look at the progress on the block. It's fairly easy to know if you are close. If you can see all the things are ready now and may be only tidying up the blocks, then a 6 to 8 weeks wait for the title would be reasonably accurate. I quote from the email sent out updating us on progress of the land 'Construction is estimated to be finished the middle of June due to the rain delays in January/February. Plan registration is still forecasted in June 2015'. No-one seems to be able to tell me (in language I can understand) what exactly 'plan registration' is and how long it will take. I have this vague idea from 'googling' that once the land work is completed the developers then have to submit the finished plan to council so they can verify the finished plan agrees with their initial proposed plan before work commenced. We really need to buy time to accumulate as many payslips as possible or for my husbands permanent job to resume for the bank to reconfirm our mortgage. The planning permit approved before and now at the stage where the developer needs to perform required constructions according to the plan. Once the constructions are done, the subdivided block is ready for the final step which is the "plan registration" you mentioned. Plan registration is the step that confirm the block is subdivided and each subdivided block is under their own title. If they say that construction is estimated to be finished some time in mid June, I really doubt that the planning registration can be finished by June. The speed of the registration really depends on council. To be safe, you better assume things will be done by August. Time for land title to be ready tends to slip by 2 to 3 months.
