June 25, 2008 12:00am BUILDERS are banning home buyers from new home sites to stamp out interfering back-seat builders. A rise in buyers directing tradesmen and subcontractors without the builder's permission has sparked the hardline approach. The Housing Industry Association said buyers could cause cost blowouts and delays when they started instructing tradesmen. HIA acting executive director Robert Harding said builders had possession of sites until handover and they could stop work if a buyer was on site without permission. "Most builders are happy for the owner to engage in the process, but not just to turn up unannounced and wander over the site," he said. Mr Harding said that the change in attitude among builders was caused by rising interference that could cause chaos with the building schedules. "It's happened because there's been an increased perception among home owners that they can have direct dealings with trades and the subcontractors," he said. "More of our members have been coming to us saying the owner has given instruction to the subcontractor or the tradies without going through them first." This way builders are happy and owners can get confidence about progress and quality. Everyone's happy! But telling the tradies what to do is a line i won't cross. Anything i find wrong or want fixed i tell the super and the builder. Now if you went in and changed things, you would'nt know if it was done for a reason or not (safety etc) and the builder has no comeback if you change your mind again and want it put right. We even had to leave a picture of the toilet we're having as the SS hadn't bothered to let the plumber know that 2 of the toilets are concealed cistern. Unfortunately, he'd already done the rough-in for them If we thought he was doing his job well, we would happily just go for a look and just say "Hi"!!! I walk past the block almost every day, and check out inside when I know that work has been done. I've picked up a number of obvious ommissions/errors along the way, and by letting the builder know early, I would have saved them time and money, as they would have had to fix them anyway. Much easier to do it along the way than when you reach handover!!
(I have spoken to tradies on site, but more to let them know I'm happy with what they're doing, and to see what they've done, never to tell them how to do things. Some of them are really happy to show you around their work - at least the good ones are!). I guess God didn't use subbies... If the builder can slightly less greedy, home owners would be happy to go through them on all the changes. If I can save at least 25% by going directly to the trades person, why not? Problem is, not all trades person are that honest. We had a bad experience with the electrician used by our builder. We asked for a few extra light points and some minor changes, he asked for cash to be paid straight away, but then we later found he missed a few things. When we question him about that, he totally denied everything.... So if you ask for anything directly from the trades person, be aware of the risk!
