Understand it will not be 100% accurate but all I need is a guide. The duplex will be 3br, 3bathrooms, single garage. Architect DA + all surveys Windows Bricks Concreting Electrical Plumber Carpenter Tiler Painter Cement rendering Roof Gardens Flooring Bathrooms/Laundry Kitchen Lighting Insulation Air conditioning Knocking down old home Re: Breakdown of cost when building a Duplex 2Apr 08, 2015 1:38 pm For all those items to be costed even roughly you are better off going to a QS and asking for a ballpark figure working off a rough plan and even then they will only give you an estimate. They certainly wouldn't break it down to those sections unless you paid them. Knowing your location, the council involved and whether you are aiming for basic, mid-range or high-end would play a big part as well. Can you please re send it Colt1993 We are building 4 duplexes at the moment in Sydney ( 1 at Greenacre & 3 at North Ryde), I have a pretty accurate spreadsheet of the breakdown in costs. It's based on custom level finishes though not project home finishes, so may or not be suitable depending on your budget. so a 400 sqm duplex including demo and landscaping is going to be around the $1-1.2m range.
