Browse Forums General Discussion 1 Jun 23, 2008 4:55 pm met up with some friends over the weekend and talked about our
neverending search for a builder... as a side note, we finally got to visit a carlisle display (tarneit) and got a quick quote on the courtyard 35. however, the nice lady there told us they're not planning to put up another display for it and that she doesn't think we'll ever be allowed to view one that's already being built just for us to get an idea on how it would look, how big it is, etc. thus our ongoing concern on building without seeing the display. anyway, to get back to my original topic, our friends actually suggested we look into lp warren. they're supposedly the 'sloping' specialist, but they also build for flat blocks as well. question is, has anyone ever had any experience with them before? be it good or bad...we just want to get some feedback to help us decide whether to even make the effort of approaching them. apparently, with them, you design the house along with their resident architect/designer. they don't have templates, etc that you choose from thus the design will come out unique and of course something that you really want. thanks in advance! Re: Is LP Warren any good? 2Jun 23, 2008 5:33 pm LP Warren are our local builders.
They have some displays in Diamond Creek worth a look. Have had a few friends build with them, they are happy. Yes they do wonders with a sloping block, but our friends are on a flat block. Paula Re: Is LP Warren any good? 4Jun 25, 2008 8:41 pm e99mayo thanks paula! we'll probably just drop by their display homes in diamond creek to have a look. hopefully they're worth the trip. I have seen their display homes in Diamond Creek - they look much bigger than a standard project home with the same floor size, they're really very nice. Developer approval obtained, engineering complete, getting quotes Re: Is LP Warren any good? 6Jun 28, 2008 9:18 am brittany I have heard lots of good things about LP Warren - mainly about their quality of workmanship. Apparently not cheap though but you get what you pay for. Dont quote me on this, but they are not as expensive as other custom builders. By the time you add all the upgrades to a volume buider, you may find that they are reasonably priced. (going by friends build). Paula Re: Is LP Warren any good? 7Jun 28, 2008 5:26 pm I have a friend in Diamond Creek who bought an LP Warren (new) house and its smashing, the only niggles she had were that as she hadn't pre chosen the design there was no air con, and she didn't find out until she had moved in that they hadn't put in a phone line Re: Is LP Warren any good? 8Jun 28, 2008 6:43 pm any idea how much roughly are the custom build rates nowadays?
our friends actually told us that lp warren charges around 10K/sq. this was pretty much the same figure we were given by another builder - urbayne - who also does custom build. it does seem reasonable, but without knowing how much the rest charge we can't really say for sure. Re: Is LP Warren any good? 9Jun 28, 2008 7:09 pm I think 10k is pretty average for building on a slope, thats what we were quoted but that was over a year ago so if its still 10k thats very good!
