Browse Forums General Discussion 1 Mar 19, 2015 7:57 pm Hi Everyone, I'm building a new house, 3 bedroom, about 150m2 (or 16sqs). Thanks to this wonderful forum, I got onto the idea of sarking and my builder is going to include it in my new house for only $740.00 But then I read if you have sarking, you need adequate roof ventilation. At first I thought this applied to colorbond roofs only, but now I think it's also important for tile roofs. My roof is going to be Boral Concrete Tiles with sarking. Do I need roof ventilation? How much do I need? Will a couple of whirlybirds do (builder quoting $600 for 2)? What about eave vents (because I don't have any eaves)? And do I need ceiling grilles? And can I do this stuff after the house is built, or does it have to go in now like the sarking? And what would be a good price from the builder? Our current build according to council requires 5. Our quote had only 4 and the builder charged an additional $150 for the extra whirlybird. I'm thinking the easiest thing will be to do nothing while building (since its just one more thing on the mortgage) and then once I've moved in, look at a range of options. My builder's options are quite limited and from all reports, I can retrofit a bunch of different options.
