Browse Forums General Discussion 1 Mar 07, 2015 7:13 pm I've received a soil test for a block of land that has 5 bore holes drilled to test the soil. Of the 5 holes, only one is at the location of the future house slab (corner of the garage). the others are on the other side of the block and whilst they are scattered around, I'm curious to know if they should be done for the slab location. Is this right? Should I be asking the builder to explain why the soil report only has one bore hole at the location of the class m slab? Re: Soil test - do bore holes have to be done at slab locati 2Mar 07, 2015 11:15 pm I thought they had to be in rough location of my slab aswell, we only had 2 holes I believe and basically where the slab is going to be I'm pretty sure. Maybe others can confirm for sure where there supposed to be Re: Soil test - do bore holes have to be done at slab locati 3Mar 08, 2015 6:51 am Yes they are supposed to be in the rough location of the proposed slab area because the holes are not only for the site classification but also to find localised fill spots or even large changes in soil moisture etc. Sometimes the builder doesn't provide the house siting on the block to the soil testing company and they have to spread the holes out to try and cover the whole area. I would ask the builder to re test the blocks and make sure they give the soil testing company the house siting. Five holes is good ,three is ok and two is not enough for a normal house siting. Re: Soil test - do bore holes have to be done at slab locati 7Mar 09, 2015 5:09 pm Great that you had 5 bore holes, but yes they should be where the slab is going to be as soil reactivity can change a lot over the space of a few metres. The majority of soil tests comprise of 2 bore holes - which I agree is not enough, especially for a large house Dale - Building Newbie Proserpine, QLD Re: Soil test - do bore holes have to be done at slab locati 8Mar 09, 2015 7:35 pm I've spoken to an engineer mate about this and theres no easy answer, in QLD at least there is no law to say the test holes have to be on the house pad. If the geotech is supplied with a site plan before the soil test they will endeavor to drill the holes where the house is going. But keep in mind the soil test is done very early in the process so there may not even be a site plan. In this case they will put them where they think the house may go and try to cover a large area. Providing there are no huge variations they would have no concern the test holes may not be immediately on the house pad. Re: Soil test - do bore holes have to be done at slab locati 9Mar 09, 2015 7:48 pm Thanks for the extra info guys. It's a tricky one because I can't find any information about it being a legal requirement in VIC, so I don't think they've done anything wrong as such, although it still doesn't sit right with me. I've also since discovered that the report was ordered by another builder in July last year, so the site plan definitely wasn't given to the soil test company. I'll let you know what the builder says. Re: Soil test - do bore holes have to be done at slab locati 10Mar 10, 2015 12:32 am Very interesting, I have heard from a geotechnical engineer where a builder requested other bore holes away from where the actual proposed slab was going to be as the builder wanted to build a cheaper option slab - and there wasn't as much land fill in those other areas. Ofcourse this would have been detrimental to the houses integrity and therefore the geotech refused on the basis that he wouldn't put his name to it. I'd be concerned why another builder ordered it? Why has this builder got this info? Hmmm Id be wary of what isn't being told to you in full Re: Soil test - do bore holes have to be done at slab locati 12Mar 14, 2015 9:36 pm Builder is getting another soil test done for the location of the slab. At first they didn't want to do another test, but after some further prodding they agreed to do another one. Will be interesting to see what the new tests reveals. It'll most likely be the same as the other test, but you never know.
