We are at the early stages of investigating buying land and then actually engaging a builder to build our house. I wanted to know anyone whose been through the process and could compare what extra work it is to engage a builder? The prices carisle and all that advertise (from 229K etc...) is that a highly deflated figure? Or is it quite accurate? Re: Building on own land 2Mar 06, 2015 6:10 pm Purely from my perspective, have built 3 houses all in the way you mention, bought land first and then engaged builder. Extra work? Not really, same homework to engage builder as in recommendations, looking at their work etc. Prices generally optimistic from house/land packages however same could be said for engaging a builder. Why do we do it? Greater control in the process, building the house we want from scratch as also used a private draftsman, saved in stamp duty. Just my opinion mind, good luck Custom build Northern NSW viewtopic.php?f=31&t=72217 Re: Building on own land 3Mar 07, 2015 1:27 pm I'd say you have to treat all builders advertised pricing as absolute base price , I'm currently engaging a second builder to price my new build , can't hurt to have 2 prices on similar builds / house designs , but yes that is costing us as both require a deposit to do any soil tests and engineering etc , Also keep in mind you may need to put the cost of fencing , driveways and paths and landscaping on top , very few builders have any of that in the price . I would recommend choosing your preferred design , finding close matches to that design from other builders then having a good think about everything you want , extras you want from one builder may well be included from another saving you thousands , possibly tens of thousands . With us a builder that was initially 30 k more expensive is looking like coming in at least that cheaper on the finished price due to inclusions and less structural changes Hope that helps Re: Building on own land 5Mar 08, 2015 5:47 pm This link gives some ideas about extra costs over the builders initial price for a fairly flat site and minimal upgrades from the builders standards. Re: Building on own land 6Mar 09, 2015 4:29 pm We engaged a builder after exploring our options through the big building companies in Victoria. We found the site Costs were so inflated due to our sloping Block and as we wanted to do split level home, they inflated it to a ridiculous cost. We designed our own home which is 36 squares and building starts within 2 weeks. Couldn't be happier. Alternatively if you pay the builder to do it make sure you get it in writing that it is accessible to you if you don't proceed. While some will give it to you others won't or will make it difficult in such a way that your no longer a priority.
