Browse Forums General Discussion 1 Mar 03, 2015 9:46 am Just wondering what costs others have paid for a independent building inspector to monitor their builds? After reading many threads here, I think this is a "should do" item. We booked 5 or 6 visits I think. It's honestly a must do! We are a month from handover, and this is the best money we've spent. Re: Costs for independent building inspector? 5Mar 03, 2015 1:21 pm We are paying $600 per each inspection. So far we have already done pre-signing of contract, pre-pour of slab and frame stage. We are yet to complete pre-plaster and pre final stage! Worth every cent as we had an issue with builder not giving us brick infills on one of our windows, but after a few choice words written in our frame stage report, builder took note of our requirements. (Mind you we had already paid for brick infills, so we are only asking for what we have paid for!). Re: Costs for independent building inspector? 6Mar 03, 2015 1:25 pm When I first heard it was going to be $2000 to $3000 for the inspections, I was a little shocked.. so much of the build seems to have an extra 0 stuck on the end of the numbers, just like our wedding costs.. haha.. but after you consider the price is industry standard and you're not being ripped off and then you consider the amount you are spending on the land and home itself.. then you consider how much emotion, time and energy you are pumping into this thing already.. then you consider how much suffering, misery and financial pain you could potentially suffer as a result of even tiny things that just aren't quite right, let along major defects and omissions/mistakes... ...Yeh.. $2000 to $3000 isn't all that much. Look for type and length of industry experience, the 'tools' used etc etc etc. Many still look for the lowest cost and little else. 3in1 Supadiverta. Use qualified and recommended people. Whats an additional $2 - $3k on your mortgage for piece of mind at each stage that things are being done properly so you don't have ongoing stressful issues later. In my opinion they are totally worth it unless you're a qualified builder or engineer type yourself. Re: Costs for independent building inspector? 12Mar 04, 2015 2:50 pm New Home Inspections used for Pre Slab and Frame. They are worth their weight and as mentioned above... $2-$3k is nothing for piece of mind on such a large investment. NHI came recommended by friends who also used them. (In Perth, WA) This has been the absolute best decision we have ever made. I cannot stress that enough. Building in Eliza Ponds, Spearwood I talk about my community here: https://www.facebook.com/22suburbs Re: Costs for independent building inspector? 16Mar 06, 2015 9:24 am Unfortunately, single storey homes arent required to be inspected by a Structural Engineer in WA Where as a double storey house requires an engineers certificate upon inspection. If push comes to shove (and you later need more clout, say, to go to the building commission... hopefully not) you'll need a structural engineer anyway. You can save yourself a set of fees if you go to the engineer in the first place.HTH Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Costs for independent building inspector? 17Mar 06, 2015 10:02 am Yep starting an inspection service is a boom time business Here Even the Mowing Man is cashing in... http://www.jimsmowing.net/index.php pity tho its got to that stage... where you can't trust the builders/trades on site http://www.jimsbuildinginspections.com.au/ Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Costs for independent building inspector? 20Mar 15, 2015 7:32 pm I beleive Houspect (houspect.com.au) are Australia wide. I used them for my first build in Perth and they were great. You can pay for as many or as little stages of construction as you like if you were cost sensitive. I would send it to the certifier who is technically your representative and working on your behalf not the builder's 1 2264 That is a really good attitude Akin to you catch more flies with honey than vinegar. I do enjoy watching that tik tok inspector from Victoria but he does go a little… 12 81883 It is true that a builder can ignore your independent inspection report as it is not part of the contractual arrangement but that is stupid because he cannot avoid fixing… 9 46854 |
