Browse Forums General Discussion 1 Feb 16, 2015 9:42 pm Hi Everyone. Have decided to build a custom design home using a Architect building a home that suits our family needs and block. We have a limited budget as every family has when designing and building. The Architect has designed the first concept design to revise and comment. Can i have some input or ideas on this design and layout. I have a few concerns on the following items. 1. Location of the laundry been in the centre of the home? 2. The dining room not been big enough once furniture is placed been part of a thoroughfare corridor 3. the kitchen will also have views to the pool through the Alfresco but would like to see the kitchen serving the Alfresco area and possible a butlers area in Pantry? maybe relocate Does anyone have any design ideas to include or change? Also what stood out for me is the traffic past bed4 would be slightly annoying for the person in that room. I'd also re-arrange the upstairs bathroom so the door is at the end of the WC. Upstairs void seems like a waste. Looks like an interesting and challenging block shape. I don't see why the location of the laundry is an issue, personally. I think the dining room looks about right - the table in the middle of that space should give you room to walk past and sit at island without wasting any space.. Re: Critique Criticism on Custom Design 6Feb 17, 2015 3:46 pm The whole plan looks mostly ok to me. Our last house had the laundry behind the kitchen like that and it was fine. It seems a little odd to have a carport behind the garage by I can see that it gives you lots of covered outdoor space while still letting light in. It's a personal choice, some people feel they are not energy efficient (heating and cooling). It is harder to cool/heat a large space such as a void. I would redo the kitchen laundry pantry and powder room so they all line up against the southern wall. your kitchen is too small for this sized house and the family area too large Powder room needs a window laundry should open out to back yard. My bet is the hills hoist will be on the northern dide it's an annoying walk with a laundry basket the way it is. You need a bigger pantry. See how wisdom does it on the metro 27. Thanks so much "ShuddaBeenATradie" nice Criticism. This land size is 765sqm and is located in Parramatta Sydney. These drawings are just stage #1 of concept designs and the CC i receive we review and discuss with our Architect. Narrow frontage but splades at the back to 25meters very difficult block... Wishlist we requested in our design:-
2 car garage storage of tools etc Outdoor entertainment area Yard to have access for drive thru cars and vans Kitchen to serve alfresco area Living areas to lookout into pool area Design to grow with family Concrete slab for 2nd storey to minimise noise We have requested that the bedrooms are large enough to fit queen size beds as the children grow might have to live with us until they are financially ready at the age of 40+ (Goodluck ..lol) Any other factors which should consider in our design brief???
