Browse Forums General Discussion 1 Feb 04, 2015 3:36 pm Hi All We are undertaking a small townhouse development project in the inner north of Melbourne: 770sqm Block w/ minor slope (<1m/40m) 2 x 215sqm (approx), 3bed+Study/2bath detached/semi detached, Contemporary Form (timber clad), Mid range (standard) finishes, We are interested in tendering our project to potential builders circa may 2015, and are looking for builders that are preferably local, have relevant dual occ/townhouse/multi residential experience and come recommended. We have discussed our proposal with approx 6 builders to date, but all are well above our current construction budget. This is partly due to the nature of their primary business' being mid to high end architecturally designed custom built homes., however. Our budget (~550 to 575K) would ideally also cover landscaping, driveway, drainage and detention etc i.e ā total development construction cost and not just include dwelling superstructure alone. It would be great to have some initial recommendations such that we may be able to discuss our proposal with builders that undertake these type of developments on a more regular basis, and if nothing else, provide some feedback on our current budget and whether it is actually perhaps unrealistic given our desired outcomes. Welcome comments on any townhouse budgeting experience also. Look forward to your replies. Ben Re: Townhouse Builder Recommendations Melbourne 2Feb 04, 2015 3:49 pm Your budget may be a tad unrealistic to achieve this type of outcome. We completed a 370sqm home 4 years ago with mid level finishes and it cost us that budget without landscaping, but included driveway, paths and fences so not sure you could achieve 2 units considering you'll have double amount of bathrooms and kitchens compared to a single home. Obviously you need to build to a cost in order to maximise your return/profit but the reason 6 builders are already out of your budget may be a hint. I know a developer who is quite successful and farms his builds out to JK King so they may be worth considering. If the professionals use them, can't see why a small developer couldn't. I think they'd like to see a project like this as well since they are mostly doing houses, but to my knowledge they could be good for this. They really are a fantastic group. I'd recommend you do a nice throwback to old fashioned townhouses like the ones of NYC and London. Something with red brick. We have too many sterile modern ones going up in our area...although it really depends on what your budget allows.
