Browse Forums General Discussion 1 Jan 18, 2015 1:34 am Hey everyone, We are building a house and have already signed the Final contract. At first we were getting tiling done through builder however after we saw how much they were charging we decided to take it out. We were also getting electric underfloor heating by them and had to remove it. Now we asked the builder if our electrician can come onsite and run some conduits for the underfloor heating and they said they won't allow other trades and the only option we have is to get tiling and underfloor heating done through them. To go through the builder for tiling and underfloor heating we will be paying extra $8000. That was the reason why we took it out of the contract now we are stuck with the conduits for underfloor heating. Is there any other way we can get the underfloor heating done without having to get it done through builder? Re: Electric Underfloor Heating 2Jan 18, 2015 8:00 am Can you hire their electrician separately ... we did our own thing with lights/fans etc - but same electrician did it - without the builders mark-up on the stuff. $8k sound s a lot - are you comparing apples with apples ? I guess warranty issues etc come into play. Re: Electric Underfloor Heating 4Jan 18, 2015 9:15 pm Not sure if we can hire the electrician and if we are lucky maybe will be possible. The tiles costs $55sqm so the rest are on labour. For electric undertile heating they are charging us $10,126 however we received few quotes and they were $4500 and not sure how much electrician will charge to do the connection and that is where we are stuck because builder won't allow other trades come on site. Also we asked the builder to soft nail the skirting boards in tiling area and they said they can't soft nail instead they will just leave the skirting boards in the garage and we will have to get it installed after tilings are done. Would there be any problems if they leave it in garage and we get it installed later? I had a main bathroom and ensuite with heated flooring and it was no more than $3k combined. Built a Fairmont 35 in Pennant Hills. Completed May 2015. http://www.pennodream.wordpress.com - Blog updated regularly Re: Electric Underfloor Heating 6May 10, 2015 9:18 pm Where does the conduit have to go? I would have thought you could do it after build and run new circuits down the walls. It's no big deal to cut holes in the bathroom lining before tiling to get access run a conduit. No, but just make sure whoever is doing the tiling that at the edges of the rooms they get their tiles nice and straight so when you nail on the skirting you don't spend hours having to scribe the skirting to fit. A bit of minor planing to get them spot on is unavoidable. Stewie 1 10131 Hi everyone!
