Browse Forums General Discussion 1 Dec 01, 2014 7:00 pm Hi All, We've received 2 quotes for demolition of our brick veneer 50's house and have received two quotes. 1. ~19k odd excluding trees (5 x 3m trees) inc GST and excluding the certifier fee 1. ~19k odd including trees (5 x 3m trees) inc GST and excluding the certifier fee These still look quite high to me. Would anybody have any recommendations? Here is the outline of what needs to go: 1. Single storey brick verneer residence, tiled roof, asbestos eaves, on bearers and joists on piers and all footings 2. Asbestos removal in all wet areas of the above residence included 3. Attached steel carport with perspex roof and concrete pad 4. Separate double asbestos clad / brick garage with tiled roof on concrete pad 5. Concrete driveway to boundary/ concrete pads/ pavers /paths surrounding property 6. Tin carport in front of garage 7. All trees and roots to be chased and soil turned and shrubs and bushes / clothes line / garden beds at rear [Note: 3 palm trees and 2 other trees at the front are >3m] 8. That's pretty pricey! We had our's knocked down for half that only a few months ago. We are based in SA, where are you? Our's was a single story 1940's house, carport, 2 trees around 5m tall plus many other smaller ones, front fence removed, large shed with concrete slab floor removed, asbestos removal from the eaves, site levelling. The issue with these demolition companies is, if you don't have word of mouth you end up being slapped with extra costs at site and then you can't do much about it...Hence the hesitation to picking any random one Re: Demolition Costs / Recommendations 4Dec 01, 2014 10:23 pm I'm paying that for my timber house /asbestos roof and eaves to be demolished at the moment.
Edit: get a break down of the costs. I had quotes between $19 and $25k. More than half the cost was for asbestos removal so it's very easy for people to say "that's double my quote" if they didn't have asbestos. Going by your description of asbestos content.. I think the quote is reasonable. In my case - it took 3 days to remove the asbestos, and 15 minutes to crush the house up. Re: Demolition Costs / Recommendations 5Dec 01, 2014 10:30 pm We are in SA and paid $10K for demolishing an old house on a decent sized block with lots of trees and a very massive one too at the rear so I think you should get a couple of more quotes just in case. The land was levelled and done very efficiently. Not sure if it varies state by state but that price you've been given seems a little rich! Some areas are cheaper than others as they may not have to pay to dump concrete etc where as some suburbs do. I think asbestos is a different kettle of fish, extra permit and full-on safety equipment required, different disposal methods. Because of the potential hazard, it requires more on site safety, hence more money. I think you're doing the right thing in obtaining multiple quotes. I'd feel comfortable if I obtained 6 quotes and they were all within 10% of one another. For that you would expect a cleared site free of debris. It will be more for large houses or for lots of asbestos involved. That sounds a bit too high and make sure all asbestos management procedures are included in that. Just a little bit of info for you - if your house was built or renovated prior to 2003, then there’s a high likelihood that your house could contain Asbestos. Some areas where Asbestos was commonly used include: The exterior- roof sheeting, roof guttering, ridge capping, imitation brick cladding and lining under-eaves, interior wet areas, living areas, kitchens, roof cavity, backyard If you’re unsure whether your house contains Asbestos, send me an email and we can arrange to take samples of suspect materials and get them tested in a NATA accredited laboratory. Re: Demolition Costs / Recommendations 14Mar 30, 2015 11:54 am I demolished my 3 bedroom fibro house in Sydney last September and I was originally quoted $13K which included removal of 2 trees in the backyard. Unfortunately when they came to demolish the house they also found asbestos in the concrete which added an extra $8k to the final bill. Yes, it can hide anywhere, even in the glue on old laminate floor tiles. There are disposal costs included in an asbestos removal; you should know what they are paying for that.
