Browse Forums General Discussion 1 Oct 22, 2014 9:46 pm My neighbor's build has completed and have already moved in. My site is still waiting for building permit. Neighbor want to have fence installed to protect his property, understandable. Builder says it better to hold off until after my site set out. Otherwise, if the title peg is removed during the installation of the fence, I would be looking at the added cost of a re-estab survey. 1. Are title pegs removed during the fence installation? 2. Are the in-place title pegs visible after fence installation? 3. What's the experience and feedback for people building next to an established house? Any feedback would be appreciated, thanks. Re: New Fence and Title Peg? 2Oct 23, 2014 7:15 am You can always ask the surveyor to offset the pegs a certain distance from the boundary. Ours used to put the pegs in 1m inside the site he was surveying. As soon as he's done it you or the builder should go there and measure the exact distance off your neighbours house/garage. Pegs have a habit of being "accidently" moved and having the known distance from a fixed structure means you'll know exactly where the boundary is despite the other owner/fencer/builder. Stewie Re: New Fence and Title Peg? 3Oct 23, 2014 8:13 am Pegs can move. Ours weren't. But - builders do like to know where they are/were. We had vacant blocks either side - so did fences before we had neighbours. That's just the way it is. Re: New Fence and Title Peg? 4Oct 23, 2014 11:32 am Saint Mike - That's the way it is, is also my observation. Do you know if your neighbours had to work in a re-estab survey? Stewie D - The lots where I am are new title blocks and the survey and pegs already established. Maybe I'll go and whack in a stake myself Thanks. The fence-man has replied that pegs will not be removed and should still be visible after fence installation. I'm thinking to proceeding with the fence work, in view of my neighbours need for security of his property. Re: New Fence and Title Peg? 5Oct 23, 2014 11:52 am No - I made sure pegs were left intact ... I hope ... But - maybe take a few pics and do a plan yourself - to remember where they were. Mark the gutters etc. Re: New Fence and Title Peg? 7Oct 24, 2014 10:53 am Ive said this many times, once the pegs are in, measure and photo them, so you know their position even if they go missing. After the fence is built, reinstate a permanent marker, ie steel rod in a clump of cement to make a permanent reference of your own. Re surveys really should never be done.
