I'm a unit owner in a small block of 4 units in Sydney's eastern suburbs and all occupants are owner occupiers. The building was built in the 30's and was converted from an house into units in 1983. Fast forward to 2014 and we are now at the point that the building and property needs a significant amount of money spent on it to bring it up to a safe and acceptable standard. We had a strata meeting on Monday 6/10 to discuss how we are going to raise the funds to complete the the work required and I raised the idea that instead of spending that sort of money on an old building we look at knocking it down and rebuilding 5 terrace house in place on the 4 units with a view to the builder owning the fifth terrace when completed as part payment and it was agreed that we would start to look into whether it was achievable. We are lucky that it is a reasonable size block and pacing it out and looking at the original plans it looks like there would be enough room for the five terraces but never having built or renovated a house I have absolutely no idea where to start. Any advice on where to start first, to get the ball rolling would be greatly appreciated. Having someone with this experience in dealing with your particular council would also be an advantage. Then you need to look at the relevant guidelines laid out in both your council DCP ( development control plan ) and LEP ( local environmental plan ) to see what you can and can't do with your site. You can usually download both from most councils website but meeting face to face with a council town planner is also very helpful in this regard. The arch, draftie or building designer should already know most of what is relevant to your site with the DCP and LEP but having a knowledge of this from your view is also very important. These guys should also be able to give you a rough guide pricewise.
