Can someone please help from following readings from our final drawings? Thanks heaps. Freeboard: 230 mm Building platform: 100.350 Ground floor FFL: 100.580 Garage FFL: 100.580 Porch and alfresco FFL: 100.408 First floor FFL: 103.470 On footpath we have reading: R.200.00 221'22'0" A nearest point to footpath reads 100.05. I'm assuming: 100.58 - 100.05 = 0.53m (530mm) Does this mean ground floor finish level would be about 530mm high from footpath? The front path and gardens will rise by 0.358 leaving the paths around the house 0.172 below the floor. It is unusual to have the garage floor at the same level as the FFL as a step down to the garage is more normal unless you have asked for better accessibility. That's the case with most of houses built behind ours. Now when you mentioned noticed garage is same height FFL as rest of the house FFL. We never requested but somehow it's a good thing . I thought there were rules on step down to alfresco area - 50mm ? But - some builders try to make it more for some reason. Our biggest argument was having no hobs in showers. Looks awful and not needed. But do you think they'd agree. Took some arguing before we got what we wanted. Looks much better. TBH we don't mind that much as long as its not affecting in any major way. we been through four custom medium size builders during builder and house selection process, and they all refused to match any quote from volume builders. they all quoted between 20k to 40K plus. hey Mike, is this your dog in your avatar? Hey Saint Mike, With your tiled shower and having no hobs do you have a frameless glass screen or semi? Is the base of the shower at the same height of the bathroom/ensuite floor but with a gradient to the drain point? What were the arguing points presented by the builder to have the shower with the hob? Having it hobless did they charge you more? Did you get the whole ensuite/bathroom floor waterproofed? Any issue having this done on a double storey house? If anything I would have thought it is easier to do.
