I'm starting a home extension company within the month and it will construct just simple extensions, adding rooms to existing Homes. With the planning. Regardless of the actually building cost, lets say 50-90k. This price isn't really relevant, it varies a lot depending on what the client wants. Issue im having is from soil report to building permit will cost the client around 5-7k, this is excluding town planning (my draftsman has told me it usually isn't necessary in my area for extensions) From my point of view an extension is pretty simple, but the law states that a building permit will be required. That means foundation data, plans, engineering, working drawings etc. All the stuff required to gain the building permit. I don't see why people just forget the building permit and get some cowboy builder to do the works for them? to work it out planning is around %10 of the actually building costs. Question is, are people aware of these costs, and are they happy to pay a licensed builder (if asked to) to gain the building permit. ps- my markup on gaining the building permit is set at %8, that's a reasonable price, as i only make money from the actually building works. pss- im in victoria Any tips or advise would be appreciated Builder - Extensions & Renovations Re: Builder Planning Question 2Oct 03, 2014 9:02 am I would say, that the average person who has never built before wouldn't be aware of those costs. They may be aware they need a permit, but not that the permit entails soil tests and engineering etc. Also my builder has in the past complained that many clients seem to expect working drawings and plans done for them as part of the quotation process and not something they need to pay for. So it is quite possible that people would also be unaware that getting their plans drawn up will cost them too - although how they can think this a mystery to me! Anyone who wants to go with a builder that doesn't get a permit and do all the necessary engineering etc is taking a big gamble. I think if you take the time to explain the process clearly at the very first meeting with perspective clients then hopefully they will have a good understanding of what to expect and it wont be a surprise to them.
