Browse Forums General Discussion 1 Aug 26, 2014 1:36 pm Hi everyone, Just wanted people's opinion on a decision we are just about to make, which is renting the house next door to our own house where we are just about to commence a knock down & rebuild. Is there more positives to negatives? My only negative is tolerating the noise while they build, as I'm currently not working due to some health issues have l bitten off more than I can chew?? Anyway would love to hear from other people's experiences about this same situation! The only stipulation the landlord needs his house back by Jan '16, as they would like to move in to start a family! I feel if I give this opportunity up then we'll have no choice and have to move into our empty rental property which is only 1 bedroom with a carport roller door for one car & the rest of our furniture needs to go into storage for the duration of the build. Our rental is 15-20 mins away from where we currently reside. Also we worked out financially by taking this house next door we are on par with with costs if we were to live in our 1 bedroom unit, pay storage costs & we save on removalist costs. TIA Mary Re: Would You Rent House Next Door While building your House 2Aug 26, 2014 4:30 pm We "house sat" a house in the next street during the first stage of the build (after which we did another house sit, about half an hour away by car, and then a short term rental in the same suburb as our house. It meant that we could visit the site frequently (always important) and were easy to find if there were any problems on site. We were able to take lots of photos (another important thing to do). The only problem i can see is what happens if the Building Works go into January onwards? Have you been given a completion date? Do you have liquidated damages in case the Builder goes over that time and how much? ie will it cover the costs of a rental? Many builders take a break over December-January which could impact on you leaving the rental with your house still not completed. Re: Would You Rent House Next Door While building your House 5Aug 27, 2014 5:29 pm agree you can keep an eye on things. i anything needs attention you are nearly on site to deal with it. i have construction on three sides and apart from the odd lack of parking everything is going fine. and there are another two houses ready to be started. noise has been minimal . Hubby & l hve decided to move in next door, in fact it's happening tomorrow. I guess I felt this was too good of an opportunity to pass up! It has been a lot easier moving in next door than to our 1 bedroom rental & we would've needed to pay storage as well! House next door is pretty accommodating for storage & we don't hve to move out of the neighbourhood! Win, win, I say! Anyway let's hope commencement of building won't be too far off! I'm on the clock now paying rent! On the up side we can now rent our unit to supplement the rent we are paying for next door! Great to keep an eye on the build. 7am starts with noise are a bit harsh if you are not an early riser. During day the noise, keep your windows shut and should be ok If you are in Vic get private inspections unless you've chosen your own building surveyor independent from builder.
