Browse Forums General Discussion 1 Aug 19, 2014 2:13 am Hi, Need some opinions regarding single vs double story homes. I have bought a +- 600m2 corner lot(minimal traffic) in WA. The front faces west towards the ocean which is about 2km away. The block has a 2m slope over 30m from front to back(being higher at the back). From what I can see from the different builders' websites (and my budget), I can either go for a very entry level double story house, or get a single story with alot of inclusions like 31c ceilings etc etc. entry 2story vs very upgraded single story. I might have glimpse of ocean if i go single, if i go double i will definitely have some ocean view. Other people on same street for example went with Aveling builders which put 4 splits in - but I believe the siteworks is pretty expensive, which leads me to wonder how much siteworks will be on a single vs double story. as the base will be smaller on double. If the median of houses around your area is for example $500k and you build a house worth $1 million, you might find it hard to sell your house later down the road. Double storey would cost a lot more especially in WA since it's double bricks. I am currently building a double storey and everything that has to do with a double storey cost more. For example, the starting price of smart wiring packages for double storey is higher even though you get the same thing as a single storey. Same thing with putting in air conditioning. In WA After meeting with several 2 story builders we ended up going quality single story with top spec. We still have great views as the front of our block is elevated on the side of a hill. As mentioned above, house prices in the area helped our decision, but in hindsight we got a better quality house with great spec and the views. Good luck on making the tough decision, try to get the best of both worlds if you can. I will also wait to see what others in the street will do ... if majority goes double.... then I don't think single story will be so value as double .. and vice versa. Will try find out how much siteworks will be for a double and then compare costs between the two. Re: Opinion: Single or Double 12Sep 08, 2014 5:46 pm We had the same dilemma (also in WA), also a corner block and have ocean views and a fairly big block (for the current market!) at 658sqm so had room for single but we had views, so we've gone entry level 2 storey, sometimes I think about how amazing we could of built a single storey but I love our house plans so next time! You've answered your own question right there. Its a no brainer. Oceand views with make your home substantially more valuable, so design a 2 story where there is a deck/entertainement area upstairs to maximise use of the views.
