Browse Forums General Discussion 1 Aug 17, 2014 5:43 pm If you engage a private building inspector to review work done on a property by a Builder (refurbishment of original dwelling rooms and adding an extension) for a Hearing (VCAT) what should their report contain? Obviously the report needs to be compliant (or responsive) to the requirements of VCAT (Victoria) and the person needs to be qualified as a building inspector. Does the inspector look at the contract and specifications and then write a report where each of the specifications (or plans) are reviewed and there is a checklist of say, for example, "yes, done", "no, not done", "yes done but defective because of xyz" etc? Should they check the whole Building Project ie footings to roof? Should each item found defective/incomplete etc have the relevant legislation, standards etc recorded? How accurate are the costings for rectification of Building Work and should that be done by getting quotes from tradespeople or can you rely on the inspector to be accurate? How much credibility do building inspection reports (or private building inspectors as expert witnesses) have at VCAT? Has anyone ever experienced a building inspector recanting their expert opinion at a Hearing?
