Just wondering if anyone can recommend a builder they have used, and obviously trust to help us to design and build to a budget. I've been in contact with a few but not sure I've found the right one yet. We have done preliminary sketches and drawing and we have a design that is just over 30sq's and have a total build budget of 350K. I've spoken to a few builders and they have concerns about our budget but I'm wondering if we move to pole home design or similar we might be able to do it? The sloping block has around 4m fall over the building. Thanks. I think your budget is not possible. All the builders I spoke to said I'd need at least 450k for a 30sq house as a minimum to build something with a decent finish level. I'm considering the owner builder option now as a potential way to get costs down and maybe just use a builder for the footings. I'm in Melbourne and my block is on steep slope. How big is your block? If it's not a big one and with a 4m fall over it, frankly speaking, your budget is way to low for a 30sq. I have spoken to quite a few builder and conclusion is that depends on how steep and how accessible your block really is, a 450k budget will only give you an average of 22sq house. I have looked at pole house as well, but it end up with similar price range. You will have to fact in your driveway, council regulations etc.. also you'll be expecting a huge amount in site work. The block size in roughly 1500 sq meters but the fall over the footprint of the house is about 4m over the building footprint. I agree - the general figure I get told for 33 sq home on a sloping block is 400 - 450 depending on finishes etc. It seems like in QLD they are used to building on slopes and I think if someone from up north wanted to set up a business down here they would be laughing. I've been looking into the mega anchor footing system lately and I would be surprised if that wont save me a few bucks. Might go down that track. Owner builder option is appealing, but It seems many banks wont support you, and i would think it would be a hassle and expensive to go with a owner builder lending specialist. So it seems that I'm not the only one being told $450K is more realistic for a sloping block for a 33sq house. It is 4m fall over the building foot print - land size is 1500 sq mtrs. Sloping blocks may increase this slightly but I'd say 350k is near impossible and if someone did say they would do it for that then I'd be worried. BAL29, porcelain tiles, 2pak kitchen with stone bench top, ducted A/c, high ceilings.They will customise their plans to suit and mainly build in S/E Melb .
