Browse Forums General Discussion 1 Jun 20, 2014 2:03 pm Hi All I'm looking at purchasing an acre of land that has reasonable fall from front to back and also some fall from side to side - looking at putting a homestead style house on it. The land is part of a development that hasn't had any works started yet and titles won't be available for a year. My concern is site costs, of course I could get a survey done now (with permission from the developer) but the contour and fill on the block may change as they complete their development works. Would I be better to put a clause in the contract - something along the lines of "Subject to final soil test once site works are completed" and not bother doing the test until it titles? Not sure if they would go for a clause like that? Re: Opinions on Land Fall/Survey Please 2Jun 20, 2014 6:16 pm Elli im just taking a stab based on the fence posts on the left, but it doesnt look like theres all that much fall, maybe 1500mm front to back, which is not a great deal over a 4000m block. try to borrow a dumpy level or go and hire one. shoot some levels yourself easy as. I'm a surveyor by trade and the block doesn't look overly steep, depending of the size of your slab you shouldn't be up to too much cut/fill on the block. also are they building a road in that area? The peg you have shown doesn't look like a boundary peg.. look for marks on it, may be indicative of a fill level they are using for construction.. I imagine they are just temporary markers for the boundaries so people can see what they are buying - the proper ones are usually just small wood pegs yeah?
