My question is: Is it better to deal with the builder after the land get registered or is it better to get started now (tender and accept the contract from the builder)? Some builders won't get to tender stage until the land is registered and they can finalize the total cost (Coral Homes do this). Other builders (Hallmark & Stylemaster that i know of) will happily draw up plans, contract and so forth even without fixed site costs. You will sign the contract knowing that the fee may change. It can save you time, so once the land is registered and soil tests complete building can commence quickly. But your site costs may change in way of a variation if the land is not what was expected. My builder (Coral) is going to take another month yet before plans are signed off, but others in my street already have slabs down (Hallmark homes). Also be aware that most places only keep costs for 120 days. I got bit by this one. My land registration was delayed by a month. House price went up by $2000 and i had to pay the extra as it was outside of the 120 days. So be careful of time frames. What i would do is start looking at houses, find one you like and even ask for a free quote. Then mull over it for a few months to make sure it is what you want, start looking at changes you would make, then with less than three months to go till registration, start the process knowing this is the house you want. Also, your land registration may be delayed given its expected registration of January, due to Christmas break/wet season. We dealt with ours before our land settled, had the plans finalised, selections done, so we could basically start the final paperwork as soon as possible after we had land settlement. Our land is supposed to be registered in sept 2014. It might be delayed by 2-3 months based on the last release. Most of the builders are able to give quote with site cost approximate. few take chances to quote fixed but add things which might not be required. Like drop edge beams, drop down garage if ur lot has slope, extra piering for soil h, etc. You wont get the clear picture of what will betheexact tender. Firstyle told me tohold till registration for exact site costs and tender. Plus is that you can lock a price. But downside is builders can be nasty and charge huge for site costs anthing from 20 to 40k. I am more biased to wait now till the land is registered. What you can do in the meanwhile is to select the designs and finalise the builder selection. Go to display homes and get list of what upgrades you want. When the land is registered, get the exact tenders either paid or free from your shortlist and proceed.
