Browse Forums General Discussion 1 Jun 17, 2014 3:33 pm Hi, Trying to get some feedback, House plan we are deciding on has 4 bedrooms + 2 living rooms at either end of the house, trying to decide if it would be more beneficial and what would add more value to the house.. 4 bedrooms with 2 living rooms OR turn 1 of the living rooms into a 5th bedroom? The area we are building in (Ballarat) seems to be quite low on 5 bedroom houses. Any experience or feedback would be welcomed! The thing is, the office/study can be turned into a bedroom if you need to in the future. Re: 4 or 5 Bedroom? 3Jun 17, 2014 4:58 pm If you don't have sewer connection available and are on septic tank, the more bedrooms mean the greater the soakage trench. This increase in soakage trench can be avoided by labelling bedrooms 4 & 5 as study & media rooms. The risk is if you have 10 people live in your house, the septic tank could overflow! If you are on sewer, then the more bedrooms that are shown on the approved plans may be reflected in higher selling price but there are other items that influence the selling price such as the appearance of the house, quality of finishes, its location (i.e. not on a main road), height of ceilings (if building is a large, the rooms should be in proportion, i.e. larger than the minimum & ceilings should be higher. One other item which could become more important in the future is its energy ratings, particularly if they need to be declared to prospective buyers. Re: 4 or 5 Bedroom? 4Jun 17, 2014 7:15 pm Besides all the technical considerations, I would be concerned that having 5 bedrooms but only 1 living area might not suit too many families. 5 bedrooms usually translates to a large family, so I would think 2 living areas would be a pre-requisite?? 4 bedrooms/2 living areas sounds a good balance to me. But, it definitely comes down to each individual requirements. Maybe one living area can be converted into a kind of study/spare room/play room/guest room/sitting room - covers all bases. But not necessarily having BIRs or the like to make it an actual 'bedroom'. HHCIB Re: 4 or 5 Bedroom? 5Jun 17, 2014 8:58 pm Thanks for the feedback, House is 28sq under roof, We are a family of 2 adults & 5 kids, we have already taken part of the 2nd family room and made into a study, ceilings are standard height and house is on sewer, our land is situated close to central but in a court in a new estate. I think 4 rooms + 2 living is the way to go but the mrs would like 5 bedrooms, i doubt this will be a 'forever' house so i want to make sure when the time comes and we do decide to sell we are going to come our better off! On another note all our kids are going to be teenagers within a couple of years so separate rooms may be the go for us, once older kids are out then we would change back to 2 living areas.
