Browse Forums General Discussion 1 Jun 12, 2014 6:10 pm I got a couple of price lists from Tassie builders Maveric's and Wilson homes and then got new ones, the houses all have gone up at least $6ooo for the cheapest and that is only from last September to june, do they go up this much all the time? and why? Cheers Lorri Re: How often do base cost of project homes go up ? 2Jun 12, 2014 9:16 pm Different builder does it differently. Basically each year the cost of materials and labour goes up. So to keep their margin, they have to increase their prices. Some step them up gradually every few months. Others bump it up less frequent, but would increase it by a bigger margin to make up for it. Re: How often do base cost of project homes go up ? 4Jun 12, 2014 9:43 pm Ok we'll we better hurry up and sign up, we were thinking to delay building until we come back from uk in 3 years but the house we want will go up by $ 20.000 by the time we get back. don't think we would make that in interest if the money's in the bank. Cheers lorri Re: How often do base cost of project homes go up ? 5Jun 12, 2014 9:53 pm It's not the cost of the house that you have to worry about...unless you already have the land. 3in1 Supadiverta. Re: How often do base cost of project homes go up ? 6Jun 12, 2014 10:07 pm Yes we have the land already, bought 5 acres at Cradoc in Huon Valley. I know I've said on another post I can't believe how much more new builds are in Tassie than up here in Qld and they can't put it all on to shipping the goods over, for goodness sakes their not the other side of the world. cheers Lorri Re: How often do base cost of project homes go up ? 10Jun 13, 2014 2:31 pm The builder were looking at put their prices up by 14k in Jan/Feb and are doing another price increase after EOFY - not sure by how much, but 5-8k every 3 months is certainly possible from what we've seen in the small amount if time we've been researching to build. Get it don't before you go if it's possible, maybe use it as a rental until you return? Re: How often do base cost of project homes go up ? 11Jun 13, 2014 8:51 pm Lorri Well I hope it doesn't go up 6 grand every quarter! Depends on what you are building, normally price change at the start if financial year or new year Re: How often do base cost of project homes go up ? 12Jun 13, 2014 9:31 pm Want to build a standard 3 bed 2 bath home nothing flash. The price of one one the project home builders in tassie has gone up 6 grand from sept 13 to June 14, seems rather a lot. Re: How often do base cost of project homes go up ? 16Jun 14, 2014 8:58 am Lorri I wish we could owner build but hubby says we are too old to do it,I just hate getting ripped off by anyone and know we will be at the prices quoted. Owner building is not for everyone, and it could take longer as a project builder. If you feel too old to do it as you say, then just don't do it. Just see if you can do things you can do, after hand over. If you can then you are likely to save some money and get what you want, however most cookie-cutter builders will not let you leave things out for after handover, or at the very least discount the price on things they don't install. One thing that you might like to do is to just put in batten holders for all of your lighting, especially if you are a single storey home, then after you've moved in get all the fancy lights that you want. At that stage you'll have a far better idea of what lighting that you do want, rather than trying to guess off of a plan or display home.
