I built a house with Greybox Homes back 3 years ago and for the past few months I have been gradually noticing cracking in my rumpus room, nowhere else. I have a 6 year building warranty however I am greatly concerned they will do their best to avoid repairing the cracks. I also have hairline cracking around most of the architraves and cornices due to movement of the house. I believe this constitutes a structural issue and would fall within the building warranty. My gut feeling is they won't repair the cracks. I have yet to approach Greybox Homes as I wanted advice from you all before proceeding. I think a structural engineer needs to come to assess this but I am not sure.
I believe the core problem is the waffle slab underneath this rumpus room and isn't strong enough to keep the room up. This is why I think the cracking has started to occur.
My house is in final stage of Cairnlea in St Albans.
I have attached some photos to show what you what I am talking about.
Your thoughts/opinion/advice would be greatly appreciated.
