Browse Forums General Discussion 1 Jun 06, 2014 4:26 pm We are looking to do a knock down rebuild - our first home build. We know what sort of design we're looking at and price range. We have found a couple of builders who do a design very similar to what we're looking for.
We've visited Homeworld at Kellyville and have been to The Ponds and the Gregory Hill display homes. I've also been looking at reviews for each of the companies and there are good and bad reports that make it harder to choose. I thought I'd ask everyone here who they would recommend building with, based on your own experiences? We're currently looking at the following options: Rawson Homes Metricon Homes Clarendon Homes Wisdom Homes Thank you! Your experience will be more dictated by how involved you are, zwhether you hire an independNt inspector and how much learning and research you do during your build. Ask questions and be assertive(politely). Then you have a chance at a largely positive experience irrespective of builder. The most trouble you are going to have is your admin person and this goes of every builder. You can get a good one or a bad one. You just need to stay on top of them. We had 3 different admin people so we know what a good and bad one is like. Our build has seriously gone so smoothly and our Site Supervisor is amazing. Maybe let us know what area you are looking to build as Site Supervisors only work in certain areas and they can make a difference. Admin phase was long but we always were told what the next step was and they always reached it on time. Build has so far been slow but had some further action today and am meeting our SS on site this Friday to go over the schedule. Hi Najam We looked at allcastle homes, Alkira homes, and White design and construction . Modernview homes came up tops on all fronts. Modernview Homes are a local, hills based builder. White design and construction I didn't like there build quality Alkira homes are ok.. Allcastle homes to much money for a mid range builder... I would build with Modernview homes anytime, the build was a dream from the design to the keys.. And the pool after the house build.. There quote was just cheaper there Alkira, but the service was miles in front.. PM me if you would like to talk on the phone.. There are several things to consider. 1) a display home is not necessarily built so that company can sell it. Builders build it as that is generally the first point of contact clients actually get with a company. What a display home is actually saying is that this is the very best we can build. Don't just look at the open space, look at the joins in the cornice, the joins in the skirtings; ie the finer details. Go outside. 90% of people that visit a display home could not tell you what sort of hotwater service the home has, how many outside taps, etc. 2) I'm tempted to say get your own plans drawn up and get a prelim soil report and an energy report yourself. Only prelim plans as many of the builders will simply throw all the info away after, but and this is a big BUT. What it does is puts them all on the same page you are on. They all have to cost the same information. It may cost you a bit upfront, but could save you later. C) once you have all the costing's, set up a spread sheet and put all the costing's side by side. If there are any questions or items that are missing, go back to the builders and question why and then come back home with the answers and fill it in again. This will give you a clearer idea as to where you are. Once it comes down to two builders ask to see the selection rooms before you sign. There by now should be a clear winner. Make sure everything is in writing. The number one rule is that if it isn't written down it isn't included! be brutal as it is a lot of money you are about to spend.
