Browse Forums General Discussion 1 Jun 05, 2014 10:59 am Hi all, I've been living in a brand new house for 5 years since 2009. I bought it brand new so I believe I am still covered under the 6 years statutory warranty, which I have been reading around the net. Recently, we have had problem with our plumbing where our ensuite vanity has been building excessive moisture and damaging our stuff. We only realised where the moisture came from after checking the wall from the other side to found the wall has been damaged from excessive moisture, which I can only pressume came from the internal piping leaking. Here's the photo from the other side of the wall Obviously, to fix it we'll have to open the wall. Additionally, we will have to fix the vanity cupboards as mould have started to deteriorate the integrity of the panel and have started sagging. And this will not be cheap, and I really can't afford to spend that much money at the moment. I am guessing this would be covered under their warranty wouldn't it? I'm still waiting for a reply from them.. but if anyone with experience about warranty can let us know if this is covered? I'm certain this is not from a normal wear and tear, but rather from either poor workmanship or poor material. Thanks in advance! Meaning they can refuse to fix damage that has been caused due to time. The builder should fix the cause though. Not sure if its timely manner, we have called in 3 plumbers all with opinion that the leak came from sink, hose etc which have been sealed and replaced. It was all cash so there's no proof that I have put effort to rectify it. But I did not check the other wall immediately as there was a furniture and It just didnt cross my mind that the leak was from the wall because the moisture is in the vanity so i thought its from the sink. So it may not be immediate, but it wasn't because I was ignoring it either. Anyway, their maintenance is coming over to check whether its a warranty issue. Fingers crossed... Their maintenance contractor came in to have a look and reckon that the sink waste pipe is leaking. When he touch it, it was wet. And because of that he reckon the water has escaped and leaked through underneath of the vanity causing moisture to damage the other side of the wall.. see below his photos... At the moment I'm not convinced that pipe is actually leaking. I think it was wet when he touched it because the moisture from behind the wall was high causing it to be wet. I also test it by wrapping the pipe with paper tissue for 24 hours, but it was dry.. Also, damages that I've seen with my items in the vanity are all due to dampness.. and not due to direct contact with water. I'd know the difference between the two. The builder have emailed me and said that this is not covered under warranty. But I've emailed them telling that I doubt that the sink is the cause of the problem.. and I've agreed to check the sink for leak and replace/seal to make sure nothing from the sink is leaking. However, if the moisture is still building up.. I'm going to call them back to resolve.. because I really don't want to spend money replacing stuff behind the wall, which I believe should be covered under warranty. Any advise? Plumber have come and replaced hoses and put some seals around the sink. The house was 5 years old and I was under the impression that typical plumbing issues (such as leaking tap etc) is under normal owner maintenance responsibility. Am I wrong? Since I already had plumber working on the sink.. does it mean I'm stuffed and can't claim warranty? What if the leak is inside the wall/underneath the vanity where the plumber have never access, would this be under warranty still?
