1. Painting of a large living area (well, large for an apartment, probably not overly large for a house) in say 2-3 coats and an undercoat (whatever’s needed, not sure of this right now. The existing paint on the walls is white, and we’re going a bit darker), hallway and 2 reasonably sized (apparently double) bedrooms. I read each coat takes 4 hours to dry. 2. Carpeting of whole 2 bedroom apartment (about 90 square metres in total, but no carpet in kitchen and 2 bathrooms), including removing existing carpet and possibly underlay (doesn’t feel like there even IS any existing underlay. The carpet ripples and feels and looks very thin and poorly laid) and replace with new possibly foam underlay and plush carpet. 3. Re-grouting bathroom tiles, re-enamelling one bath tub, 2 toilets and 2 sinks. Thank you! PS. I see nobody has responded to my question about good/recommended Gold Coast builders/painters/handymen. Is nobody a Gold Coast resident or are there just no good contractors here!? Scary! 1. Depends on if you are painting ceiling/cornus/arc/skirt different colours. If you are going the same then no masking up and cutting in is allot easier so a double bedroom might take 2 - 4 hours a coat depending on how quick you are. If you are doing say acr and skirt different to the walls then you need to let the wall try a little then either use a painters guide and cut in with a bit of care or wait till it trys and mask it. 2. i have never done carpeting but most places will charge per m^2 laid rather than time taken if you are going pro. 3. sounds like the bathroom is bloody tired, regrout it depends i have removed grout from inbetween tiles before and reapplied, application is fine can do a whole room in a day no problem getting the old stuff out is a pain. If the tiles are looking **** and the fittings are all stuffed i would be inclined to rip out and redo, new fiberglass bath is about $150, cheap vanitys with tops can be done for $300, toilets around the same, new basic white tiles might cost 10-15 m^2 plus 30^2 labour plus removal of old stuff (which is probably needed to change the bath). Are you planning on living in this or renting it. All up a week would easily see the painting done allowing them time to leave/return between coats and the inevitable bump of a day or two. YOu will cut off heaps of time making stuff the same colours. Carpet laid by pros should be in and out in a day. Bathroom i don't know i would say anything up to 3 days for the tile work i would be inclined to rip out and start again. We're getting professionals in to do everything so...yeah. We're not painting the ceiling, cornices or skirting boards or anything. Just the walls. It's all going to be the same colour (the surfaces we're painting). The bathrooms actually look quite good on the surface. The grout looks like it's supposed to be grey, but we know better. (every single one of the places we looked at, including our own rented place, has this grey looking grout and the only way you can tell it's meant to be cream/white is by looking way over in the corners where it's still white) The bath, basins and toilets are fine except for surface brown/rust type discolouration...we definitely don't want to rip it all out! The tiles themselves are also fine, but I just prefer a different type of tile, that's all. (the tiles are the standard nice but boring old non-shiny tiles. I want the slippery-looking classy ones) Oh, and we're moving into the apartment, but we won't be living there when all this is going on. Just coming and going. Re: How long does it take to do these things…painting/carpet? 4May 27, 2008 5:42 pm Ok well the painting shouldn't be to bad, since its already painted i wouldn't bother with an undercoat if you are going over existing. If its a similar colour two coats of top should do well.
you are correct get the painting done then the floors, carpet is probably the least forgiving if you spill paint. I would try given the bathroom a stupidly strong clean some of the stuff for sale these days can make a massive difference, failing that you can buy grout pens, i haven't used them but heard they do alright, anything more than that and since you are not 100% sold on whats in i would save up and do the job properly the first time since removing the grout is a touch time consuming so what you get for your money might not be all that worthwhile. Re: How long does it take to do these things…painting/carpet? 5May 27, 2008 7:26 pm Coolness. That makes sense re the paint and undercoat and stuff. It's all white right now. It's quite smooth and the only real flaws are some nail holes from where pictures have been hung, some small surface cracks, and just general marks and scuffs.
With the bathroom, we might try the grout pen. We were already planning to give it a major clean with everything really powerful we can find and see if that makes the mostly white bath/basins/toilets sparkle again...they just seem to have brown marks/rust/corosion, but I'm not sure what they actually are...it's not just dirt though I'm fairly sure. I’ve posted the 2 pics I’ve got from the online advertisement, in the thread about building built-in shelves into a breakfast bar wall, but otherwise there are no pics, as they were the only 2 internal ones online, and we can’t take any of our own pics yet as the tenants are in there.

Re how long to paint carpte, bathroom etc. How good a Project Manager are you- Less tahn a week if you can get the tradie3s all arranged in order and none of them drop out on you. About a month would be reasonable on the Gold Coast - Going by reports from a mate of mine who's just had his bathroom reno'd and the outside of a hosue rendered up there. There are many ******* tradespeople up here, and I want my stuff done RIGHT. I’m not taking anything less than (my idea of) perfect.
My partner thinks that from the time we can access our apartment after 10 August, that we will be moving in by late August…so 2 weeks to get 5 quotes each for carpet, painting and bathroom (not to mention shutters and the electrician), and get them all done. I have a feeling this is very unrealistic, but who knows. I only have 2 hours a day after work to be there at the property to get quotes. Ugh! How the hell did I become a senior member!? Firstly, I get an insurance discount, and secondly, they tend to come and see you ASAP and then provide the quote to our office within 1-3 days of coming out.
