Has anyone had any experience buying land with an existing residential dwelling on it and subdividing the block to sell some of the unused land? For example, buying a 1 acre block with a house on it and selling off some of the land to make the block a 1/4-1/2 acre block instead. How hard is it to do this? I've only really heard of people subdividing land for sale when it's a vacant block. I'm looking around on the council website but not sure where to start getting info about this. Re: Subdividing land 2May 26, 2014 9:31 am Depending upon your council and the location of your land, i.e. housing estate of 1 acre blocks, you might find it extremely difficult to subdivide, particulary to anything smaller than half the current block size. Might help if you put in your local council name in here, and also if you are in a housing development that might still be a going concern. I'm building on a 4661 sqm (just over an acre) block in the Jimboomba Woods estate in the Logan City Council area, which is in the Mt Lindesay Countryside Precinct and reckon there would be no chance of even splitting the block in two, even as a empty block. It's not my local council, but the council in question would be Lockhart shire council (down near Wagga Wagga NSW). I've been looking into it some more and it seems like it's quite a lot of red tape. Re: Subdividing land 4May 26, 2014 12:07 pm More to what bpratt is saying, have a talk to the council either in person or over the phone and they will tell you what the minimum size is that you can divide the block into ( if any ). You also have to look at what they require regarding access ( driveways , utilities etc ) Yes, there is a lot of red tape involved esp the land titles board and legal requirements.
