Contracts have been exchanged now waiting for the land to be titled before we can settle and get the ball rolling with the build. For those who have had a similar experience, how long was the wait for land to be titled?? I hear it's up to six months! Surely not! We knew it'd be a while... It was an un-developed paddock with no streets, power, drains etc when we bought it. It was supposed to be 7 months, but we got a letter about 2 months before that advising us that titles would be delayed a further 5 months (no surprise really considering they had only JUST started cutting out the roads), they stated end of May in that delay letter all the way back in October last year and titles came in at the End of March, so not as bad as they forecasted. We were ok with it though, in no massive rush and were happy to keep putting $$ away while we waited and organised a builder... Although regardless of when the land is physically ready to build on we could still be in for a long wait for it to be titled right? Re: Land titling -how long? 8May 13, 2014 9:23 pm Usually, by the time the civil works are completed the developers push pretty hard for titles, they want people to settle and re-coup the $$ they've shelled out paying contractors for the works ! Having said that, all depends on the council and how quickly they move with the deposited plans... Ours were approved 2 weeks after the developer lodged them. They didn't lodge them until all the streets were bitumenised, kerbs in etc. But I've heard of other developers doing it earlier than that. I was thinking that was a long time but after hearing your responses, it seems quite reasonable. ha ha you ask a question, then answer it yourself. Subdivision can be a lengthy process dragged out by council, so waiting over a year on a larger multiple subdivision is common. IT depends on what stage of the subd they are at as to whether they can promise it to you by a certain time. I personally wouldnt sign a contract with an open ended date , however In Qld buyers are protected by law from vendors who do not complete titling after a given time (2- 3 years from memory) Re: Land titling -how long? 13May 14, 2014 12:02 pm Mine was 15 months from contract exchange - just shy of 16 months from when they started selling blocks in that release. It was delayed about 6 months from the original estimate, at least partly due to slow moving third parties (water and roads especially) combined with weather and Christmas break.
