It is a good size for most houses but we would love a wider house and the building envelope is just a bit shorter (by about 6 - 7 meters). Does anyone know if it is possible to resize the building envelope and who would you go through to do it? If it is the former I'd say your chances would be slim but that would depend a lot on the size of your block, the shape of it and your particular council ( they are who you should contact ). Stewie Re: Resizing a building envelope 4May 12, 2014 6:06 pm It really depends on the size of your block and what is under it. You will need to check with your council on restrictions etc.. Even if you are not violating anything, you will still need to be prepared with strong reasoning in your propose change. It is not impossible to change that, but chances are not that high if your change is huge. I have similar issue but I didn't change the envelope and just over it with my plan but got a strong case in going over the border of the envelope. Good luck. We're just hoping to widen it a little (there is still plenty of space if we did that). I'll call the council when I get back to Australia, see what they say. I did email them but I don't have high hopes on a response there. Re: Resizing a building envelope 6May 12, 2014 7:42 pm We are in Logan in SE Qld, and have a 4661 sqm block, and we wanted to move the envelope back 10 metres in order to get great elevation, but has a vegetation management order on the whole estate (just the usual wattles and gum trees, nothing special), and the best we could get changed was that we were allowed to have the batters go out beyond the building envelope. Since you are in semi-rural, checking if any vegetation restrictions in place as well. Most of the time it is the vegetation and landscape restriction that finally knock you off your proposal. I did have arborist report, house plan etc.. in place in order to go over the border for my envelope. Also since you have a semi-rural acre, you might as well check the driveway envelope as well. My experience is that this is the most troublesome on my part. I have to adjust my driveway envelope and driveway a few times with help from council as well to get that right into the planning stage. Re: Resizing a building envelope 8May 13, 2014 2:20 am I'm not actually sure if there are any vegetation restrictions. The land has the envelope and then surround it on all sides is a 60m Buffer zone from edge of creek/dam (no effluent disposal). Then just beyond it this zone is the 30m Buffer zone from edge or creek (no building). Now the house won't go into the no building 30m zone. But it would creep into the 60m no effluent disposal zone. I'll have to ring the council when I get back to Australia I think. Some councils even put up specific information for each block of land on their website for general search. It's a good idea and starting point for you, at least you will know where you are heading.
