Browse Forums General Discussion 1 Apr 15, 2014 6:17 pm Hi everyone , I'm trying to find out the ceiling regulations for putting up a ceiling when building a house in 2002. My ceiling has sagged , the insurance company says its a building fault and wont pay out for a repair job. An independent plasterer inspected the ceiling and found that while nearly all of the ceiling was installed correctly the "wrong" screws were used. The plasterboard screws were a metal thread screw type recommended for both timber and metal measuring 25mm in length instead of 30mm and he said they should have used a "wood" type plasterboard screw and that the ones used were for walls not ceilings. l was wondering if these guidelines were made "after' 2002 and that what they used in 2002 was within the specs for the time....... Thanks ........ Re: Where can l go for information Re: ceiling regulations. 2Apr 16, 2014 9:09 am Whatever the brand of plasterboard it is ( should be stamped on the upper face of the sheets ) go to their website and look at the specs or installation guide which should tell you the screws to use. Like the plasterer who came and had a look, I think 25mm is way too short for a ceiling. Are these sheets 10mm, 12mm or 16mm thick and how far apart are the battens/ceiling joists the sheets are fixed to ? That will have a lot of bearing on what screws to use as well. Stewie Thanks Stewie.... the sheets are 10mm thick and the battens are 600mm apart with adhesive placed between the plasterboards and the battens. Re: Where can l go for information Re: ceiling regulations. 4Apr 16, 2014 5:49 pm Well that's wrong for a start. I'm pretty sure the max spacing for 10mm standard gyprock on ceilings is 450mm - 600mm on walls maybe but not ceilings. For that you have to go up to another grade of plasterboard or 13mm. Can you see any markings on the roof side of the sheets? It has only been recent that 30mm screws were made the min length for fixing ceiling sheets. 10mm ceiling board is extensivly used, in fact i havent seen a 13mm ceiling hung for 20 yrs. im interested to know have the screws pulled out of the truss or have they pulled through the board? i'd suggest you jump in the roof and dust off a sheet to find who made it, then contact them and get ask to speak to the oldest member of there workforce. find out what the install specs were for 2002. take this back to the insurance company and jump up and down, its easy for them to say no but on what standards are they basing that on, good luck. mgilla Re: Where can l go for information Re: ceiling regulations. 6Apr 16, 2014 7:47 pm mgilla Hi fruity what was the installation problems your insurance company found? The screws have pull out of the boards and because the whole ceiling was back-blocked "l think that's what the plasterer called it" it caused a domino affect ,the area affected was open lounge, dining and kitchen area. A loud bang was heard in the ceiling during a wind storm but no tiles were damaged or blown off the roof. The contract documents states that : 10mm supa-ceil or Unispan fixed to trusses. l'll get back in the roof tomorrow and check out the manufacturer and follow it up from their. Thanks everyone for all your help. Re: Where can l go for information Re: ceiling regulations. 7Apr 19, 2014 10:40 pm After checking , it appears that the builder definately used the wrong screws to install the ceiling. Now l have to work out what to do next as the warranty has ended.... Re: Where can l go for information Re: ceiling regulations. 8Apr 22, 2014 10:18 pm What state are you in?
