Browse Forums General Discussion 1 Apr 13, 2014 6:20 pm Hi, I received a quote from a roofing company, they quoted me $8000 for replacing guttering around the house. Do you guys think it is over-priced? Below is his letter: We have attended the above property where we found a box gutter on the right hand side (when facing the building) that is badly damaged by rust and cannot be repaired. Replacement is essential however, replacing this box gutter may not resolve the issue due to other box gutters around the property being in poor condition as well. We would like to offer two quotations below. We offer a quotation for replacing the box gutter the right hand side (8lm in total): * Remove existing rusted box gutter. * Supply and install new colorbond box gutter. * Remove all rubbish associated with the job described above. Total price Inc. GST: $1,960.00 We offer a quotation for the replacement of all box gutters around the house (45lm in total): * Remove existing box gutters. * Supply and install new colorbond box gutters. * Remove all rubbish associated with the job described above. Total price Inc. GST: $8,770.00 Re: $8000 for guttering replacement? 2Apr 13, 2014 6:47 pm Impossible for anyone to know without being on site but box gutters are not something that any plumber can do. They are expensive to make and replace. A real PITA. You should get comparison quotes from other reputable companies with box gutter experience and their regulatory design. 3in1 Supadiverta. Re: $8000 for guttering replacement? 3Apr 13, 2014 10:41 pm Is this what you are talking about? Its the common as muck stuff you find on new homes or sheds. Its $10 a metre. If they want 9K to put this up,you are being done like a dinner. I suspect you mean something more fancy like this? Even so, 9K sounds ludicrous. Re: $8000 for guttering replacement? 5Apr 14, 2014 10:02 am Like this qebtel http://www.ab.deakin.edu.au/online/vgal ... gutter.htm Usually up against a parapet wall or where two roofs slope down towards each other. http://en.wikipedia.org/wiki/File:Boxed ... gutter.svg They actually shouldn't be that expensive to either make or install having done a few myself or having been involved with a roofing company that did the bulk of the work on one of our jobs. That depends on how big and/or complex they are and whether the company quoting you is also going to replace the downpipes/rainheads etc. As long as they can remove the existing gutter and install a new one without having to disturb the existing roof and surrounding area then it shouldn't be too expensive. One thing that also may need replacing is any timber supporting it underneath. This is usually timber joists or trimmers where the gutter is 90º to the rafters etc or by using valley boards where it runs parallel. As SaveH2O says above though good design and installation by experienced roofers is essential. Stewie Re: $8000 for guttering replacement? 6Apr 14, 2014 12:44 pm SaveH2O They're eaves gutters mate. Well duh...thats obvious. (Up here in Qld rightly or wrongly, plumbers do call those types of eaves gutters "box" gutters.) But did you not see the OP got quoted for 45 lm? How is it possible for a house to have that much box (valley) guttering ? Doesnt make sense, whereas 45 lm of eaves guttering does. Thats why I assumed he was quoted on the eaves. I cant see why box (valley) guttering material itself would need to be expensive either. As for the fitting, If sheets either side have to be lifted off ok, that will take extra time, but its not a dimena of any sort. To me $8.7K sounds like more than double what it is worth. Re: $8000 for guttering replacement? 7Apr 14, 2014 2:05 pm qebtel SaveH2O They're eaves gutters mate. Well duh...thats obvious. (Up here in Qld rightly or wrongly, plumbers do call those types of eaves gutters "box" gutters.) What do they call box gutters? Correct terms should always be used. The OP did not state his/her location or whether city or country but the installer did refer to box gutters. I answered as per the information supplied. qebtel But did you not see the OP got quoted for 45 lm? How is it possible for a house to have that much box (valley) guttering ? There are plenty of houses around that have hidden box guttering on the house perimeter. qebtel I cant see why box (valley) guttering material itself would need to be expensive either. As I posted, no one can give an informed opinion as to the quotes accuracy without being on site. That's why I suggest that they get other quotes. Any gutter replacement has to be compliant with the current regulations. Who is to say that the existing box guttering meets current compliance without being on site and knowing what they are looking at? There are plenty of houses out there that have non compliant box guttering. Box guttering often has to be custom made when replacing existing guttering, that's where the product's expense comes in. Time is money, who knows how difficult the job is without being on site? Maybe the quote is too high...who knows? I don't. 3in1 Supadiverta. Re: $8000 for guttering replacement? 8Apr 15, 2014 9:11 am Maybe what he is talking about is what we call concealed gutter, down here in Vic. Where the fascia is at sort of 45* and the gutter hidden behind it and above the eaves, also some scaffolding may have been required. seems high price to me though. I dont really have any clear shot photo. below is the one with a little bit wooden roof side. I know it is really unclear. Below is the image of the house map: I sent my agent an email, asked her to get another quote from other builder. Below is her reply: I have received another quote for the guttering at Norman. It is also quite expensive! The reason is that it is an unusual style and not your standard guttering. The style is box guttering and sits inside the timber facia that surrounds the house and garage. VJ Roofing’s price of $8,770 is just for the replacement of the gutter, new downpipes and re aligning the gutter to fall correctly. Reason it is rusting out is that the fall is not right and water is sitting in the gutter and rusting it out and also overflowing. Replacing the timber work surrounding the gutter is not included but they have said it is rotting and should probably be repaired and painted. This could be another $3/4,000 and not something they do. We would have to get someone else to do that. ABC Seamless has quoted $6,750 to do the same thing however they have recommended that the timber facia also be replaced with an external barge capping that will last for a very very long time and will not require any painting. They said the existing timber work that is there is rotten in places and will need to be replaced eventually. Pulling it off now and doing it at the same time as the guttering to finish it off nicely is another $3,650. I know it seems expensive but it would probably be the best option to finish this off well. Re: $8000 for guttering replacement? 12Apr 16, 2014 11:14 pm lukele VJ Roofing’s price of $8,770 is just for the replacement of the gutter, new downpipes and re aligning the gutter to fall correctly. Reason it is rusting out is that the fall is not right and water is sitting in the gutter and rusting it out and also overflowing. As I suspected, the current guttering/installation is not compliant. You are also much better off getting everything done at once, most box gutter installers know a carpenter who they work in with. Rotting timber needs to be replaced, not covered up. Box gutters must have a designed overflow provision. It is important that the replacement guttering is compliant when installed. While this is a regulatory requirement, it is not always done, in fact, simply replacing the existing guttering is the prime reason that many installers are able to undercut others. You need to make absolutely sure of what you are getting. This will be difficult for you to do as you don't know the Standards but first ask exactly what is wrong with the current design and how this would be rectified. The discourse should give an indication of knowledge and experience. Rust is caused by a build up of organic matter as this becomes negatively charged when it breaks down. Rusting was the give away that the slope was wrong. You need to ask how difficult it will be to achieve compliance. AS/NZS 3500.3:2003 Section 3 details box gutter design and regulations. Several of the booklet's appendices also refer to box gutter design. The booklet is available through SAI Global for about $120 if you want to study it so that you at least have a basic knowledge of the regulatory requirements and industry definitions when asking questions. Yes, get a builder, make sure he is experienced and a registered building practitioner 5 8963 The two 15mm holes are obviously not compliant. The Dept of Fair Trading would love to see this one!
