just wondering I went to a property inspection today in adelaide and the real estate agent was handing out cards of building inspectors. Is that illegal?

I'd say he/she is possibly getting a kickback from the inspector for anyone they send their way. That means they either have lots of confidence that the house they are selling would satisfy any pre-purchase inspection or for prospective buyers to stay well away from any agency that does this. If you are maybe looking to buy this place I'd choose another building inspector - one that doesn't have a vested interest in this property. I would personally use someone independent from the agent completely as you don't know what motives the 'recommended' building inspector might have.
