Browse Forums General Discussion Re: Council approval time. 2Apr 10, 2014 4:41 pm Ours took a month with Camden council. CC was done with a private certifier and only took 3 days. If you can CDC I'd say its faster. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Council approval time. 3Apr 10, 2014 7:14 pm Depends where you are, which council and how many developments they have going on. I agree with robbie55 if you can go CDC do it as it will be faster, Researching a build in South Australia from Sydney. Re: Council approval time. 7Apr 14, 2014 12:46 am Anyone with Mandurah council able to share their experiences on time to approve? Current build 6 months moyne shire. But there are lots if heritage areas here. Re: Council approval time. 10Oct 02, 2014 1:30 pm Good question they vary so much depending on what your application involves. If you are only looking at building a single dwelling single story the chances are high that you will have a far reduced council waiting period. If you are looking at doing a project that pushes the boundaries a little you will experience a much longer wait. My suggestion would be to get involved with a company that handles the project from start to finish. We employ a planner straight away and eliminate potential problem very early in the application process. Re: Council approval time. 11Oct 07, 2014 5:13 pm Just updating on my post - Mandurah Council took 8 working days to approve our second storey, we had no overlooking issues though. I believe you can even do that with our council for a fee! Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=70984 Re: Council approval time. 15Nov 01, 2014 8:12 pm Geelong council, and took 12 -18 months, and the fact we were owner builders made it longer, looks like to council your either building or your owner builder, really we are neither has we got a project manager managing, ordering, building, etc, more involved than a normal build, and really council needs three classifications, builder controlled build, owner builder, and builder project managed build(officially owners are builders still). Re: Council approval time. 16Dec 15, 2014 3:18 pm Ours took four long months. Because of this we have gone over our 90 day tender period, so our builder is charging us the price increases for doing so even though it's not our fault. I'd rather not say which council, or builder as we are disputing this. If we were the cause of the delay I would fully understand but the delay is with council Does anyone have any advice about how to handle this? We see no other way than to lodge a complaint with the builder Re: Council approval time. 18Dec 15, 2014 7:11 pm Quote: Geelong council, and took 12 -18 months, and the fact we were owner builders made it longer, looks like to council your either building or your owner builder, really we are neither has we got a project manager managing, ordering, building, etc, more involved than a normal build, and really council needs three classifications, builder controlled build, owner builder, and builder project managed build(officially owners are builders still). I don't think that would make a jot of difference as long as your plans were drawn to a decent standard and the DA with all the necessary paperwork was put together as required by the council. It certainly doesn't with our council nor the other five or six I've had anything to do with. It doesn't matter who the builder is - a project builder, local builder, OB or the Bunnings truckdriver, building a deck for a mate. For the others... Who lodged the plans for the DA ? You want to find out the actual lodgment date that the plans went into the council. Most councils ( in NSW at least ) have cleaned up their act since the state government read them the riot act a few years ago and threatened to take local development off the councils unless they cleaned up their act in this regard. Our council used to take 3 - 3 1/2 months on average but now is down to just over a month which I think is quite reasonable. Of course if the builder or whoever prepared the plans hasn't submitted all the required paperwork or there is something about your DA that is not straight forward like needing a report or drawings from a third party consultant like a hydraulics engineer etc or against council regs then an increase in processing time is understandable. Edit: I should have said the above is for DA's through the council. A CDC should really only take a week of paper shuffling through either the council or PCA. Stewie Re: Council approval time. 19Dec 15, 2014 9:47 pm Tin28a 8 workings days your so lucky, my house took 5 months and im still waiting on my septic plans to be approved. Its also been 5 months. Im with cessnock council. We are submitting plans next year to Cessnock council where are you building if you don't mind me asking Thanks, Tim Hi Minho I have heaps of experience in Ku-ring-gai with both DAs and CDC ( this is the main area we build in). DA's are taking 12-18months and CDC's we have been doing… 1 3135 1 2962 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 10792 |
