I was thinking at contract time or when you first speak to your SS. Obviously not wanting to get them offside but give them a heads up so it doesnt come as a suprise (and so hopefully they will do an extra good job ) I have read of some SS getting narky when you have an independant inspection so what is the most tactful way to approach it Re: Telling your builder about an independant inspection 2May 22, 2008 9:38 am Make them aware at tender stage....
They included it in the tender doc and everyone knew from the start that this was going to happen... I think it is better to be upfront. But it was after the contracts had been signed, which didn't appear to be any problems for them. I had made mention late last year we would more than likely be getting an independent inspector come through.
All the builders will tell you, "that we have our own independent inspector come through anyway, so you are possibly just wasting your money.." I say it is our perogative to waste it and I say waste away.......especially if it keeps them on their toes more..... I have my contract appointment yesterday and i advised my administrator that i will be getting an inspector. She advised me to notify the SS once i have his details. I think each builder/administrator will tell you something different. The worst thing you can do is sign a building contract without a pre contract review.
