I am hoping someone might be able to guide me with the most economical way of building a party wall between two single storey units, is it block or timber with an insulation/sound proofing product?

Browse Forums General Discussion Re: Party wall 3Mar 12, 2014 8:57 am Not sure if the same applies but when we sold our semi (which had a common party wall) there were a few people that tried to drive the price down by saying it didn't meet some fire requirements that act to restrict the spread of fire across the wall (as it didn't go all the way to the roof)- so if those requirements apply I would have assumed a block/masonary wall would be able to acheive that at better price than a timber frame clad with some fire rated product. You can do this by splitting the house in 2 and building a hebel block or brick wall from the gound (or slab) to the roof (not the ceiling). It has to go through the ceiling so you need to cut the ceiling studs and go to the roof. Or you can do it with 2 layers (on each side) of th existing wall. But again you need to cut the ceiling joists as it must run to the roof line. This needs to be certified by a private certifier or a council certifier. Depending on the council there can be thousands of dollars to pay for nothing (well they say it's to create more parks as there will be more people living in the area. Blacktown (NSW) council charges about $4,000. Some are less, some are more. This is on top of build costs and other council charges. NOT cheap, especially if it is more than 1 room wide. It also needs to pass sound proof ratings. We put sound proofing in the wall between the fire rated gyprock although with 4 layers of gyprock I doubt any sound would get through.
