There is rock approximately 4m below ground level, with class m soils above. I would imagine that it would not be cheap to excavation class m soils in comparison to class A (sandy soils). As for the ease of excavation I would expect that it would be more expensive to excavate for a basement in sand than alluvial clay/silt.
