Browse Forums General Discussion 1 Feb 02, 2014 2:10 pm Hi all I have a question about damage that a house may suffer from in the first couple of years after being built, after settling etc We have what i think is possibly a little extreme. Most window frames are cracked in at least 2 corners. Door frames aren't as bad but quite a few of them have suffered the same fate. We have shadow cornice and its coming away from the wall in numerous places through out the house. The corners of two bathrooms where the tiles are floor to ceiling have cracked in the corners, grout no longer meets the window architraves. There are numerous cracks in the render outside the home, some as long as 2 metres and several mm wide. I don't know if i am being pedantic and just need to suck it up and fix it or not so thought i would ask for some feedback. I know its been very dry and its quite possibly had a lot to do with what's going on but it seems extreme to me. I think one of the main problems i have is that we are quite possibly going to need to repaint the house inside and out which is going to be either costly if i get someone in to do it or take up quite some time if i attempt it all myself. I noticed there were mm measures of tolerance for cracks in slabs and walls etc didn't read it though. It may be worth a look. Re: How much is too much? 3Feb 02, 2014 10:52 pm I've noticed this in my house as well (its about 6yrs old), minor cracks around window frames & door frames on the outside. A guy I hired to fix all of these has heaps of years experience with carpentry, house building etc told me it was normal.. as the building will settle over time and things move.. Of the 20 odd windows in the house and 20 odd doorways/openings all of them would have a crack in at least 2 corners, some so wide i can fit my thumb nail into the gap. I will need to look up the Guide to Standards and Tollerances to see what it contains. We have a 12 month "check" period - which is nearly up. I figured a full 4 seasons would be good. A few "hair" cracks in garage - but I've seen some shockers in other places - ie - you can see between the cracks. Some minor cracks on the outside - barely seeable. Nothing of note inside. We do have a minor water noise - when first turned on - is this an item you could complain about ? Pressure is low where we live. We're on sand which I'm told is a very good base. Found some poor painting - back of doors - not sure again if this is one we can put on the list. But will ... And our kitchen drawer are a bit off centre - which we'd like fixed. But I'm having trouble finding too much. We have a 20 year warranty and Life protection on certain things.
